How much would you sell this site for?

Hey all, I'm thinking of selling a website but need to get an idea of what a reasonable asking price is:

Traffic = 70-100 per day
(70% organic, 20% referrals, 10% direct)
Conversion ratio = 2.3% average
Average Sales per day = 1-2
Price of product = £12.97 ($18)
Monthly Average Net Earnings = £380 - £450 ($545 - $646)

- Plus, I will have full proof of income, and google stats available for the buyer.

How do you calculate it, is it based on 12 months earnings?

    It's quite hard to get 12x monthly earnings at the moment unless your site has been consistently earning that much for over 12 months. When was the site established?

      Start of 2008, so pretty well grounded.

        It all depends, ussually in this bad economy people are paying around 5-6 month of revenue. Don't expect to get 12 months of revenue for this type of site...

    I am proposing to check on the marketplace of sitepoint.com, look at the list of website for sell and check on those site that have about the same traffic volume and conversion rate as yours. I believe you will be able to find good indication on how much to sell.
