How much I can sell a website that makes $4k/mo

Hey warriors,

What do you think how much can I sell a website that makes $4k/month, monetized by adsense? My sites are all quality and well optimized, a few of them are estabilished for months, and less of them for more than a year.

    Two answers:

    1. Whatever anyone is willing to pay for it.

    2. Usually 12 x monthly revenue. You should be able to provide proof of income that is both sustainable and has a good and prolonged track record.

    I haven't done this in a while, but it seems like 10 to 12 months of income is about where you start. So I would guess between $40k and $48k.

    Keep in mind that for that money, you are going to be asked to prove that you are making that much. In some cases a potential buyer is going to ask for access to your adsense account to verify income.

      NEVER EVER let anyone but yourself have access to your own adsense account.

      If you list a website on flippa they can verify the earnings and traffic through their system.

      And people honestly are giving you low ball answers. They are giving you what is "considered" the norm. However, there are plenty of websites that have been sold on flippa that were sold for upto 24 - 28x their monthly income. And it is not as rare as you might think. But, yes, on the normal side, you can expect anywhere from 12x - 20x the monthly income.

      Remember, the reason why these sites with adsense can sell for so much is because adsense doesn't show its true potential. If a site can make $4k/month with adsense it can make quite a bit more with other types of monetizations.

        Offering live access through TeamViewer is common with high end sales. If you're not willing to do that, it's unlikely you're going to find a buyer.

        Obviously you should never give them your actual login, but assuming they are a serious bidder, offering a TeamViewer session is good business.

    I sold mine for over 10k and it was making over 1k a month. They are going to want to know everything, my suggestion is upload adsense screen shots and submit verified google analytics file. Anything else do a skype meeting and let them see your screen if you feel comfortable. That is what I did and it not only helped me feel comfortable, but the buyer felt comfortable too. Remember, real buyers don't want to be scammed just as much as the seller.

    I also looked at their history/feedback on flippa. Also make sure you black out your info on adsense, the cpa and cpc stuff. Its against Adsense terms and conditions to show that info.

    Usually the rule of hand is 10 times what it makes a month. SO theoretically you could sell it for $40K but I would go about $30to $40K.

    Since the website is just a few months old, it would probably sell for about 7-8x its income as long as you provide undeniable proof that they can sustain that income and build trust with your customers by offering skype chats and other forms of building trust.

      This. Getting 12 months revenue on a site that's only a few months old is not gonna happen. If it does, it will certainly be a rare occurrence.

    all i can say is go through Thomas at the top of the thread if anyone can help you make money then his company can. I have watched his profile on flippa for a long time and he's very well known and respected as a broker.
    And no i haven't been paid by him to say this i know from my dealings on flippa and also how he seems to attract big bids there generally for the sites he puts up, although i'm sure he doesn't promote poor quality stuff!

    If your site is in evergreen niche and have solid organic traffic for a year with consistant revenue then, 18x to 24x you will be getting for.
    If possible hire a broker. You will get good money than a regular flippa listing.

    I would personally look into other monetizations. If you're are making 4k on adsense.... good lord the possibilities are endless with actual products, amazon, cpa, media buying etc. The possibilities are much higher than 4k.

    But to answer your question since it is only a few months old you will be lucky to get 10x the amount per month. Unless it is in an evergreen niche.

    If the niche is seasonal and the $4K/month is coming at its seasonal peak, then not as much as if the niche has a consistent monthly earnings expectation.

    Any sensible buyer will want proof of where the traffic is coming from as well. If you're paying for it then obviously that means the $4K/month is not all profit.

    And yes, it's harder to get top dollar if the site has only earned for a short time at this level. The longer the track record of earnings at this level, the more you'll get for it.

    I too wonder why you would sell a site that makes $4k a month. :confused:

    The question is can you provide irrefutable evidence that your site consistently makes this amount and it has been steadily increasing over time.
    Can you provide proof that all your site visitors are genuine.
    Has it got good Alexa rankings.
    Have you got trusted status as a seller with 100% feedback.

    If you provide concrete proof, depending on the niche I could see your site going for 15-25 times you average revenue, maybe even higher if you get the right bidders, good Adsense sites are gold.

    If I were you, I won't sell it. I'll keep it for myself and I'll keep work harder on that site to make the income grow. Let's say, become $10k a month, maybe ?

    Anyway, If you still want to sell it I guess there are many factors you need to consider. And some of warriors here are already give you the answers.

    The problem you may have is if the income is all Adsense.. then if Google pull the plug for those sites (for whatever reason), that investment would be seriously hindered and another form of monetization would need to be in place which could hopefully pull in a similar amount. Try for as high as you can but you will only get what someone is willing to pay for it.

      Even worse, if Google doesn't pull the plug on Adsense but deindexes the sites... in that case, another monetization method won't help as you'll lose the traffic.

    I agree with Chris Thompson that it would be a waste to sell a site like that for one year's worth of revenue. If the site brings in money for 5 years that would be around $150 grand left on the table.

    As you can earn $4000/- from a site per month consistently from adsense, no surprise you will have lot of light bulbs glowing above head... sure legs on ground, I agree you would feel enormous opportunities to leverage and little time for this one...

    Its normally possible to sell a site on Flippa for 10-12 times what its montly profit is. This also depends on the age of the site and how much proof you can provide. It also depends on the amount of money it requires investing each month to earn this much back.
