I suggest nichefinder and it's really cheap right now, but whoa trigger the second question would require a larger forum than this to answer it with.

You should build a mailing list, or have a strong sales letter and lead people to your sales letter page. Get an autoresponder from Aweber, and then start driving traffic to your squeeze page. Start with PPC so that you can see that the system ACTUALLY works.

To see if other are interested in your niche see if people are searching for it in the Google Keyword Tool. But really anything can be a niche. You just have to be creative to make $ in it!

There's a saying in IM. "Where's there's a magazine, there's a niche." This is because a lot of research goes into putting together a magazine -- including the ads inside. They are targeted to specific groups of people with certain interests. A good way to find a profitable niche is by looking on Amazon for the best-selling magazines. Then, you use the free Google keyword tool to break the them down further.

    Good luck,

Research is how you find your niche. You must put together a system for researching things. SEO in my opinion is something that should be outsourced to the pros to make it work and save yourself a ton of time.
