I need some advice ASAP re: How To Adv. a Retail Store for Lease

Hey warriors...

A landlord / sharp businessman & nice guy,
of a small retail plaza, in my local neighborhood,
has asked me to drop by tomorrow morning
to discuss how I can help him *via the web*
to *advertise* the empty commercial space
that he has available for lease
in the plaza that he owns.

This space has been empty since the plaza was built,
about 5 years ago.

The rest of his plaza has always been occupied
and been doing great. (i.e. - Lots of business 7 AM - 11 PM)

I have some Google Adwords experience, etc.,
but I would rather supervise the work and outsource the job.
(I would ask him for 50% up front and 50% on delivery.)

The plaza is located on the edge of our city.
The population of our city is 100,000 people.

There are about 40,000 people (total Males & Females)
that are between 30 - 60 years of age. - An age group that
would most likely be interested in leasing the store/commercial space.

The Landlord has significant funds available
in order to advertise with..... therefore,
if you were me.... what would you propose to him?

    Do you really think that there are 40,000 people looking to start or move a business?
    If there were, he wouldn't be having so much trouble trying to lease the space.

    Anyway, you need to do local advertising. Craigslist, Google Places, etc...

    What businesses are already in the plaza? Rule out advertising to anyone looking to start a similar business.
