How to lease a domain?

Hey everyone so after exploring many methods of IM i decided i'm going to venture off into domain selling and leasing. I have a good idea of what I'm doing and I'm doing things right.
What i am going to be doing with my clients is redirecting their site when their customers click on mine. So there won't be any transferring of owner involved.

My question is how would i accept payments for leasing a domain? Can i use something besides paypal? I was thinking escrow but i don't know if it works for leasing/renting a domain. I know it does for selling one.

Also, do i need to create a contract with the buyer?

    It is a relation with buyer and seller, if you know the buyer before then no problem, otherwise you should take the payment first, like a blog collect payment first to publish ads of advertisers on his or her blog.
