The number of visitors is quite high. You should try to improve the income of the site before selling. It will be worth much more.

The reason why I'm considering to sell it now is because:
    1) I already know how to build a blog and drive traffic to it
    2) I already know where to position the ads and make money from it

If I can sell it now for a good price, then perhaps I can outsource content creation and build more sites at one time.

I would have greater gains in this way, agree?

Yes, that is true. But the current value of your site, based on August's earnings, is probably $150 - $300. If that is the price you are willing to sell it, then it is okay.

But if you can test and track the ads positioning and get a higher CTR, you may be able to substantially the income and value.

Is it the website in your SIG?

Depending on your current site portfoilio and you overalll business model and plan, it's hard to say wether youd sell it or not.

I would definitely try different monetizing methods, there is always room for testing and tweaking.

Are all your traffic from google organic search? looking at the stats it certainly looks like it!

If you are referring to the site in your sig, I think it will cost around $350 to $400 based on income, PR., traffic, age, and backlinks.

Try a different monetization method. Most people won't buy it if they see only 14$ in one month even with good traffic. For how long your site is making money ? if it's only from august or july it may be hard to sell it as SEO isn't predictable and the site is young.

I believe the rule is price equals at least 12 months revenues. It could be more or less depending on growth trendlines & the potential for growth. It helps if there is a history of steady diverse income and diverse referers - not just 1 month's Adsense & 90% traffic from Google search that could get toasted with a change in the search algorithm.
how much time is needed to maintain the site, server resources used, the site theme, active visitors..

The most important thing is how much someone is willing to pay

The site is created in April, it has been making above $5 since June if i'm not mistaken. The adsense earning has been growing since then. For the SEO part, We only use google keyword tool and all-in-one-seo plugin and put all the focus on content. We didn't overdo anything for the seo part, so I think it should be stable.

You can't value sites at this level based on income multiples, there are too many variables involved.

It would probably sell for around $500 on Flippa. You could talk about the current earnings and how they could be improved by optimising ad layouts/monetization etc.

I do not know how to monetize it besides adsense. I guess that's a serious problem right? I do capture email list, but made no sales from clickbank so far. I think the list is too small, and the newsletter is bad. I'm planning to revamp all the newsletter and put more substance inside.

It is not possible to grow the traffic fast if just depend on seo, thus we harness the power of social media marketing. IS that considered "blend"?

If your traffic is from Google and it's consistent, then the maximum your site is worth is around $200.

A large part of the traffic does come from google. Well, $200 is considered low for me, so I think I should just keep it for now.

Yeah, I'm planning to revamp the newsletter and change the current offer to get more subscribers. Will rethink how to monetize it =)

wow, your site receives quite some good traffic.
Your referral traffic percentage is very high too.

You got this kind of result in just about 4 months?
I can see it grows very fast. My suggestion is same with others, don't sell it. It has potential to grow still =)
