Selling a 10k on flippa. How can I sell it securely on escrow.com?

Someone offered me 10k for my site that is earning over $1,600/month on adsense.

According to his profile, he's been with flippa for 5 months, had over $1k in 2 transaction and lost 1 dispute.

We've been sending flippa messages for days and he seems ok. He shared his linked in profile and it looks legit.

I am planning on selling the site to him but since this is my first time to sell a site, I have heard a lot of good reviews for escrow.com but there are also some scary reviews that makes me think twice.

Some says that when you have transferred your site and domain to the buyer, a scammer can easily tell escrow that he or she did not receive it and the scammer gets his or her money back and the seller is left with nothing. How true is this? What is the protection of a seller when transferring site files and domain?

Part of the deal that I am selling on flippa is a Facebook page with 55k fans and growing every day. I am thinking of telling the buyer that I will only release the FB page after he has released the money on escrow. Is this ok?

Once the money from escrow has been released to me, will there still be a chance that the buyer could get the money back?

I really hope someone could help me answer my questions because I intend to sell the site in a few days. Thank you.

    not true. escrow is the best way to go. They make sure he has the site and you have your money. Do not use PayPal for this cause they can file a dispute and you get zip. Stick with the best one, escrow

    I've never had a problem with escrow.com. You should be fine if you go down that path.

    Escrow guarantee for you that the buyer got the money not that the buyer is legitimate. I would suggest to have a legal contract between you and him signed once the money is in Escrow and escrow email you that the money is secured.

    He can check data or admin area but Don't give him access to Cpanel or transfer the domain until that part is done.

    Whatever email he will use (it must be the email everywhere) on Escrow, on Flippa if it goes through Flippa, the one that the domain will be registered by ... and so on

    Although make sure you contact the domain name registrar to confirm everything with them prior to transfer. For example if you moving the account to his account. Make sure his email associated to that account though contacting the domain registrar company.

    I don't say he is scam but I would rather be safe than sorry. Beside contract guarantee both parties right (send the contract from email to email with details to hold as legal document.

      Thank you for the advice. But we are very far from each other. I'm from the Philippines and he's from Canada. Will the contract still be useful?

    You will not have a problem with PayPal either. Once you transfer the website and you get paid... when you get a dispute and he is trying to scam you... then click esclate to cliam and ask him to return the items... this will make him return the site to you but he can't. You will get your money and he will get your site. Problem Solved .

    Ask for a paypal deposit, $500, so this doesn't drag out, do the rest on escrow.com

    It takes time for funds to be verified. Don't start transfer till escrow says funds are secure.

    From what I've heard, escrow is the best solution.

    Whatever you do, don't use Paypal alone for a transaction this massive, becuase there is a thing called the chargeback scam that could cause you to lose your site and have the money returned to the buyer.

    Also, since part of the deal on flippa is my fb pages with over 70k fans, and since fb pages are not protected on an escrow deal, would it be fair if i'd just give him the pages after the money is released on escrow?

    If you are having a written contract signed by you and sent to his email to sign it and back through these two emails. Weather he signed it or someone else. The email the sends back to you mentioned that he signed it shall be enough prove.

    There are contract templates for selling sites (you can search them online). The contract shall state what you transferring for him and for what price (if you are selling with Escrow make sure to mention that and the Process ID on Escrow). Make sure to mention that the Facebook page is part of the deal and will be released to the buyer upon the completion of the Escrow transaction

    The fact you living a part doesn't make this an issue in case he turned on to be scammer and you can even use that contract to get the site legally.

    I sold a site before to someone living a part. I had no problem in the transaction the buyer was legitimate but I took all the major for security.

    I just made a sale on flippa and we were supposed to agree on a one day eval. He keeps dodging to sign the agreement so the original flippa agreement is 3 days .The transfer is in process and I already sent over the site and everything that goes with it. Now he is telling me he will not release the funds until after the transfer is complete after 7 days. Is this the way it works?

    No. He cannot get the money back. Escrow is the middle man and once he approves the transfer of funds, and you have transferred the site and domain, it's final. I would worry about the dispute on Flippa that he lost. What was it about? You probably don't know the answer to that and won't know, but I would proceed through Escrow and Escrow only.

    Escrow isn't 100% safe but you should be okay. Just make sure you document all the transfers - especially the domain as he can easily switch the WHOIS back to your name and still keep it (and the site). You should send him the Facebook page while the funds are in Escrow - you can add this in the description of the deal (I think you might need to go outside Flippa to set this up with Escrow as I believe Flippa set the transaction up automatically with the domain name only in there).

    I know others will disagree with me, but a contract isn't going to be much use to you on a $10k deal, unless you have a good lawyer on a retainer already. On a $10k site, there shouldn't be too many moving parts, so Escrow should be more than sufficient to keep you safe.

    As a side note, $10k for a site making $1600/mo on Adsense and with a 55k Facebook page (assuming those fans are real) sounds pretty cheap. Are you sure you can't find a buyer who will pay more?

    I have sold domains in the $5000 range utilizing Escrow.com with no issues what so ever.

    But I would not use Paypal for anything over $30 or so. Paypal is not very reliable for purchases that can't be proven with a delivery receipt.
