Niche Marketing - How to find out if it's a "goer"

This is regarding niche marketing far awayyyyyyyyyyyyy from MMO.
Been reading lots and lots of nice marketing material and I just wanted everyone elses thoughts on this:

I think I found a niche that might be profitable:

Gives 90500 searches in Feb for the main keyword and
60500 Average over 12 month period.

1. So that 65000 searches per month.

2. No products on clickbank.

3. Plenty of sponsored ads on google.

4. Plenty of books on amazon

5. Lots of forum discussion concerning advice.

What do you think. The actual steps are from Frank Kerns Underachiever formula. You test the market buy sending them a survey by PPC so that the visitors can ask a questions.

Get the book written from rentacoder and then do some PPC to drive traffic to the site. Simple formula supposedly.

What are your thoughts ?

    Sounds good.

    It costs a lot more for a physical book to be published, so having several titles on Amazon is a positive sign. Check to see if any magazines are published in your niche. If there are any titles it's a really good sign, because it shows there is an ongoing interest in the topic - and that advertisers are willing to pay for ads.

    The sponsored ads are another good sign. They cost money, and it usually doesn't take long for people to stop ads that don't generate a positive response.

    Of course, without knowing the niche, I can't say for sure. But overall you may have found a good niche.

      Its all in if they buy. Am investment in a PPC compaign will definitely tell you if it converts. The conversion is the key.

      For example: Tattoos get lots of searches but they dont convert.

    Always check magazines.com for subscriptions... this is a good indicator of running interest in a niche, obviously, it isn't a stand alone deal breaker. I do always give more weight to niches with subscription based magazines.
