How Should I Price This?

I started up a small logo-designing freelancing project and am coming away with the equivalent of a part-time minimum wage job (but with the work I put in, since I'm not naturally gifted, I'm working a full time job at minimum wage.)

After this term, I've been thinking about hiring some freelancers to do the work for me at a slightly lower rate. I'm considering just keeping roughly 10% of the income and being 99% hands-off... But that's another story.

I want to write an ebook on how to improve designs... both of websites as a whole and graphic ads. I can't decide whether I'll market it towards business owners who want designs made or graphic designers who want to make those or both. Do I offer it for a price, or give it for free and build a list? Bear in mind that I am not interested in graphic design for the long term, but I will have a stake in a graphic design business.

The report's table of contents would look something like this, and it will be roughly 50 pages:
  • Intro to design
  • Components of Design
    • Form
    • Subject
    • Content
    • Context
  • Elements of Design
    • Motion
    • Line
      • Gesture
      • Contour
    • Shape
      • Biomorphic
      • Abstract
    • Space
    • Texture
    • Value
  • Principles of Design
    • Balance
      • Symmetrical
      • Asymmetrical
      • Radial
      • Crystallographic
    • Rhythm
    • Scale
    • Unity
    • Focal Point
  • Gestalt - the whole is greater than the sum of its parts
    • Proximity
    • Similarity
    • Closure
    • Figure Ground
  • Control Your Visitors - How To Make Them Look Where You Want And When You Want (I can't think of a real name for this chapter just yet, but that's what it's about!)

I'm considering a number of options, so what would YOU do in my shoes? I could:
- Give it for free to build a list
- Sell it
- Include a free 1 hour 1-on-1 session with me via Skype about a website's design or graphical ads design of buyer/subscriber's choice
