Observation: Strong Buyer's Market for Websites

Yes - that's the ticket!

Income generated by a small handful of cash generating sites can literally pay your mortgage, kid's college tuition, vacations, whatever...

Even if a site makes ZERO dollars it can still have value if it brings in plenty of traffic as money isn't the only thing that's valuable. And besides traffic, there's also value in a mailing list, etc.

Now, regarding your sites... judging from the look for your Titles, your sites may not be getting the necessary traffic they need to make money because they're probably not properly SEO'ed.

Now, this isn't the thread (or specific forum) to get into the details of SEO; but my suggestion is for you to start looking into your sites' traffic-building efforts and focus on that.

@mialove - Can't say I know any good WSOs on this subject. Not that there aren't any - just don't know any. I personally learned what I know several years back through some coaching from a well-known IMer.

As far as scams are concerned, there are scams all over the net. But if you follow some strict guidelines when buying/selling sites, such as using ESCROW for payments; NDAs; Non Competes; MoUs - then scams become a thing of the past.

Price and value are 2 different things. I've paid more than that for a site. And one of my colleagues just recently bought a site with ZERO earnings.

I think that the "8-12 month revenues" pricing model has come about because of mass conditioning from using sites such as Flippa. ie: "It happens on Flippa, therefore it must be right".

8-12 month rev may be ok for a fairly new site without a proven history. But not for an established site. But again, it's all relative

Case in point. I bought a site a few years back that was listed on Flippa when it was just the Sitepoint Marketplace.

Anyway, it had some solid numbers... a 7 year history, a Page Rank of 3, and earnings of about $500-600 a month (about $7,000 a year).

The problem for bidders was that he wanted $10K. And you know what happened - the seller didn't even get one bid. Not one.

So what did I do? I contacted the seller and made him and offer he couldn't refuse; provided that he'd pull the site out of the Sitepoint Marketplace and deal with me directly.

And you know what? In the end - I gave him his $10K. And you know what happened next?

Ding Ding Ding! That's right. I more than DOUBLED the site's earnings within a year. And the following year I more than TRIPLED it.

The lesson boys and girls: Don't fall for the "8-12 month revenue" mentality. It has it's place - but if you apply that to every site you look at; then you'll certainly miss out on some golden opportunities.
