Thinking of buying a site, but need some help

Good morning everyone,

Well just like the title says, I am looking to purchase a website. Luckily, I found a website that not only has impressive stats for being two years old, but also makes a fantastic monthly/yearly income.

Having known about this blog for some time, as well as know that she is known, I trust her with information she has provided. I asked for Google Analytics, as well as income. The only question is, what other questions should I be asking? Sounds silly to ask, but being this is my first time possibly purchasing from someone, I still want to make sure I got all my ducks in a row.

I DO have questions ready, but wanted to see if perhaps there were any I didn't think of from experienced bloggers who have bought/sold sites.

      The proof I have is what she was going to put in Flippa LOL so it's not like Adsense.

    Definitely check what backlinks the site has, and whether they're targeting any obvious keywords. The idea is to see if the amount of traffic (that you can see) is in line with the amount of money the site is said to have made. Screenshots from analytics etc isn't enough for me because they can be easily edited and faked. What I'll need to see is a stable source of traffic, the PR of the site and it's backlinks.

    Ask her how the site is monetized, main source of traffic. Also check whether the site is updated often with her own content. Buying a successful site isn't hard, but keeping everything running smoothly after the takeover is if you don't know what you're doing.

    Chances are, if you just buy it and leave it, backlinks will decay, traffic will drop, PR will drop, and therefore profit will drop.
