I am looking to sell one of my site which brings in $200 monthly average. What is the etiquette to this and how exactly does it work?

Do I just transfer the domain name and website to them and thats it? Would I be able to sell the site for at least $1000?

I need the money to invest in coaching.

Depending on the site, and how long it has consistently made $200/mnth, you may be able to get more than $1K.

I always set up the site on the buyer's server for them after the sale.

I buy and sell constantly on Flippa, usually the clients I work with set the site up themselves (as do I) - Price wise if the site consistently banks $200 a month you could expect anywhere from $1600-$3600. If you want I can take a look at the site and give you any feedback, also if you have any questions regarding the sales process let me know, I spend my days on flippa
