Best method to target multiple related niches & the value of "almost-EMD" domains

Looking for some advice on my new endeavor.

I'm about to build a quality niche site monetized with Adsense and digital product sales. It's related to my career, for which I already have a large social following. I have two established blogs that I can use to cross-promote the niche. All of this is within the same genre.

I've decided to establish a new website, a separate business, rather than simply selling this product through my existing brand/websites--This allows for the option to sell this business in the future, and also gives me the chance to experiment and test out current SEO techniques.

I've easily built 100+ startups since 2000, but their focus and value were always based on the novelty of a unique idea/concept/service/tool; I've never attempted an SEO-driven niche site. I'm looking forward to trying something new.

That said, I'm a little unsure about my approach. I've been reading and learning (attempting to separate the b.s. from valid information), did solid kw research in Market Samurai, and found two related, viable keywords for this site.

For illustrative purposes we'll say my overall genre is "dog" and the two keywords I'm targeting are "dog training manual" and "puppy dog training manual".

Which approach is recommended--Should I create multiple sites targeting my individual keywords separately, or is it ideal to group them together into one authority site? (I'm guessing the latter is recommended now.)

I know EMDs may be less important now, but is there a recommended domain structure based on my available options below? I'm leaning towards the last one.

    You say that you have build 100 startups. That means you know what you are doing and you do not have to use worthless mambo-jambo.

    Keyword research tools work for the seller and SEO feeds a whole industry. Use the free Google Adwords tool (Google wants to sell advertising based on keywords. That means there is no point in them making things up).

    Fact: Sites that get the most traffic from search engines have not been "SEOed". They did not use useless keyword aggregation tools that only want to look good (data is worthless without knowledge of the exact source).

    Just do some basic research using Google and then do some real world surveys and find out what people in your niche really want and then offer that.
