What are my next steps?

I rent and flip houses. This business makes me about $7,000 per month after expenses for the rentals. Flipping properties has made me between $29K and $40K. I would really like to teach people how to do this because it makes my life a lot more comfortable. I might also want to make a little money on the side with the web marketing. But I'm a lot better at doing real estate than web marketing. I have started a blog to just give people tips and techniques to do real estate by using technology to minimize the time they have to spend on it. The blog is:

I post about 4 articles a week on cool stuff that can help in RE investing. I was wondering if people could give me ideas on what would be the next step. I am finishing up an ebook and some information products for it, but any other ideas would be greatly appreciated.

    Hal you definitely have to get some color to your site. I know you just started it but if I were one of your subscribers I would hate to have to read anything you post. I would at least give it a little color in the background at the minimum until you can find someone to help you out further. That's good stuff that you have though and valuable information.

    Hey Hal

    I think a New Larger Logo/Banner type of Image Across the Entire Top of you website would look great. That should appeal to your audience. The current logo is too small and seems to make the website look unbalanced since there's nothing on the right side of the website like an image to balance the website up.

    A good idea: maybe go to fiverr and get a new logo created for your website.
    Your current logo looks ok, But it never hurts to improve a Logo/banner.

    Also you can improve your website by adding more color to the website.
    Also if possible, a new theme would help your website look more professional and cause visitors to stay on the website.

      Thanks to everyone for the responses. It's interesting that everyone says to change the banner and add some color. I suggested that to my web guys and they told me the opposite. That most 'tech blogs' are very simple and don't have a lot of distracting colors - they get right to the point. I think they gave me an example like this:

      So I am trying to learn how to do this whole blogging thing and I have read on this site not to get a mentor - just ask questions on the site? Well here goes - can you recommend where I should go to learn more about how to monetize blogs and a good progression for making this work? I have a regular job as well and can only devote an hour or two early mornings each day to develop this - I would rather pay someone to run the Wordpress side of this while I add content...?

        If I wanted to learn how to buy and sell properties, and rent them out and make profits, and know what I was doing, along with a proven system, then wouldn't it make perfect sense for me to learn from someone who is already doing this successfully now - like you????

          I agree. I'm just saying that I notice a theme on this site that you don't need to get a mentor - you just go on this site and ask lots of questions? I'm fine with a mentor, and I have mentored people in real estate. I'm just repeating what I have read a lot on the forums here.

            Take onboard advice, but be careful who you take it from - especially here.

            Use your own critical thinking. Use some common sense.

            If you're serious - get a mentor.

    Up to now your going the right way.. Providing value through articles and creating products.

    Next step is to build a front end and back end product.. Create a good converting sales page and pay for traffic. Rinse & repeat

    Change the copy on your opt-in box. There is a typo and that statement should be a benefit statement. Should say something along the lines of Enter Your Email In The Form Below To Get Instant Access To x

    x should be a benefit. So what benefit does your ebook offer? Can they make 7k a month also? So "Get Instant Access To Step-By-Step System To 7K A Month"

    Something along those lines...

    Take that list you build and keep sending it back to your blog whenever you post a new article. Survey your list with blog posts and even can send a direct survey to them to find out what they really want to know. That ebook you are giving away should presell them on whatever product you create. So if you've created an info product already put the sales material together, set up your payment merchant, and then start mailing your list to the sales page.

    Not included in this post is traffic... so ya you will definitely need traffic. Your content is good but you should focus right now on creating a product and sales material to monetize your blog. Content is just a vehicle to bring in traffic and build a relationship with your audience.

    You obviously know about rentals. Have you considered "renting your brain"? You should consider starting a paid members only area to complement your site. People will pay for quality advice and coaching and you get a steady monthly income. Just like rentals!

      Rob - Sounds great to me. I would not know how to begin with this. Any advice?

    Hi Hal,

    A couple things you may want to try... You may want to spice up your post headlines a bit to suck people into reading them more.

    Here's a pretty good post on how to write good blog headlines. How to Write Blog Headlines Your Readers Can't Resist | Social Media Today

    Then, try to leave a call to action at the end of the posts to encourage your readers to leave comments on them afterwards.

    This is so you can start interacting with your readers, building a relationship and your reputation.

    Last quick thing, is that I'm not sure how you're bringing traffic, but if you haven't already, you may want to start interacting on the RE forums/sites or commenting with a link to your blog in the comments or forum signature. (only if that's allowed on that site or forum and won't risk you getting banned). This will hopefully start bringing in some good targeted traffic to your site over time.

    Also, some social share buttons in each post like FB, Twitter, Google+ should be added too so readers can share your content if they like it and bring you more traffic!
