Serious Question About Site Flipping With An Email List

I haven't done this yet, but how do you go about selling a website with an already established email subscriber list?

In other words, how do I sell a website (ethically, morally, the right way) that may have and email list of subscribers?

If I have an email list with GetResponse or Aweber, how would I get the list to the new owners?

And, folks, I'm not talking about doing anything wrong or blackhat. I'm just seriously wanting to know if and how this can be done.

    Physically all you have to do is export the list and
    then have the buyer import it to their account.

    With iContact you can import a list without having
    to send a confirmation email to everyone. with Aweber
    it's a bit tougher... You have to explain to them that
    nothing is going to change that it's still going to be the
    same information, it's just a new person owns the list.

    Contact Justin Premick on Twitter, he helped me get things
    squared away and the right way.

    As for the legality of it when I know I might flip a site in the
    future I just buy a new Aweber account for it so the transferring
    never happens I just give the account to the new owner.

    I also make sure my privacy policy states that I may sell the
    business down the road. I'm not a lawyer though so this is
    by far not legal advice... Just what I've done.
