Someone offered to buy my site. How do I get a valuation?

I have site GTA STOCK MARKET - GTA 5 Stock Market tips and hints that gets decent traffic and adsense return.

I was offered 500 for the site and I am having trouble determining its value.

Its a hot keyword, we rank top in Yahoo and Bing (if that means anything) and rank well in google as well. We have done no SEO or anything apart from hire content creators.

Anyone with some ideas please let me know.

Stats
Around 45-70 Pageviews a day
Organic Traffic
Ranking for keywords, number 1 in Yahoo and Bing for some good keywords
Since Nov 18th it has had around 50 bucks in Adsense.

Would be perfect for affiliate marketing guides and stuff. I think its worth more but can I justify it??

  • 2x the annual income is what should be offered for your site. Most site valuation sites are not accurate.

  • It's worth whatever someone is willing to pay for it.

    That said, it's usually always worth 12 months worth of annual income. That guide always gets skewed somewhat for sites that make a lot more.
  • Yeah I have flipped a few sites before just wasn't sure as it seems that with a little tweaking this would take of hard. Affiliate marketing would work so well I think on this site and Im reluctant to let it go for that little I think.
  • Be careful, there is some clever scammer that is offering to buy sites who is on the loose. I almost got fooled and fooling me, believe it or not, isn't easy.
  • Be careful of fake offers. They 'offer' to buy your site but they ask that certain metrics be 'verified.' They give you the urls of these verification services. Of course, you have to pay for these 3rd party services. You don't hear from the buyer again.

    One variation of this old scam is the old domain appraisal service or domain clear ownership verification. Tons of variations. The only limit is one's imagination. Be VERY CAREFUL.

    If you rank well in Google, charge more.

    However, the price a site sells for is 12-24x its monthly revenue. If it's not earning anything, it's not worth much, unfortunately.

    $500 would sound like a fair price to me, but I haven't really researched the market/niche at all. Ask someone in a similar niche.
  • Since they are the one who is offering to buy, ask them how much they are going to pay and then decide if you think the offer is good.
  • It has earnt 50 bucks since november 18th. It was through a broker that I have used myself before so I know its legit.

  • Should be worth higher than that. You've already worked hard to let it earn that much and attract the traffic it is generating, it can only increase the sales and traffic. Think about how much effort it has put, and the value it will have, say, 3 years from now. This is coz the it's not worth its present value.
  • I think that long term 2-3 years with GTA V it will be awesome little earner. I need to either monitize it or sell it to someone who will.
