Experienced site flippers - I need your advice

I think I am ready to flip a Wordpress blog. The address is How To Avoid Debt.

I have been building a few links and have commented on a few related blogs. The traffic is starting to trickle in slowly (I had 51 visitors in May).

My question is, at what point am I ready to sell? The site isn't making any money yet, either from Adsense or any other source. Do I wait until it has turned a profit, or sell as is and promote the potential the site has?

This is my first flip project, so I'm not entirely sure what the best process is. I am mindful of the fact that the more time I put into it won't necessarily mean the more money it's worth when I sell, so I don't want to spend hours and hours.

Any advice offered is gratefully received.

    Hey Roger,

Love to see a new site flipper showing some action, I like what you did with your site.

Frankly, it is my belief to build start-up revenue, from an ongoing source such as advertisements...

If I were you, contact some local debt consolidation companies in your area for $120/yr advertising.... $10/M... get two or three on the site...

I have some debt consolidation companies in my ad network, and since your showing action I will contact them and see if they need some more advertising...

In theory, I like my site making at least $100/M before flipping it, because with potential and addons such as books, help desks, forums, etc... I can flip for $1,000+

You'll get a lot more out of it and it will sell much easier if it's making at least some money. You can flip a site that isn't making any money but it's hardly worth it.

If you want to make more then $200 then yeah you'll need to
generate some revenue first. But if you're just looking for some
quick cash... That blog of yours should flip for $75 - $150 easily.

Thanks for all the advice everyone, especially LMC.

@Trent - I hear what you're saying. I'll keep adding more content and more revenue methods to see if I can generate some income before selling.

@Justin - thanks for those words of encouragement. I shall keep plugging along so I can maximise the sale and get a decent return for my time.
