Hello,
I have a niche key word specific domain name I'm thinking about selling because I don't have the motivation on the subject to build it out to it's full potential. The name gets 4500 exact monthly searches and has a ppc of $1.23. I'm trying to figure out what value to put on it..It is a low competition health/mental health niche that effects 4% of the world population. Is there a formula or something to put me in the ball park? Would it be worth keeping and investing some money to add content. I have this particular condition but I'm finding it hard to write about.. Any help would be greatly appreciated, Thanks

As has been noted many times on this forum, a domain name is worth exactly . . .
what someone else is willing to pay for it.

So if you find the right buyer who wants the name badly, you might make a nice profit. If you just put it up for sale and there is nothing on the site, you'll be lucky to get your registration fee back.

Web sites become valuable and of worth when they draw consistent traffic and consistent revenue. If you have neither of these, don't expect your domain name to bring you much, if anything at all.

Yes the very best alternative, if you want your domain to become a valuable asset, is to develop a site on it, get traffic flowing consistently, and begin generating revenue - the more the better on both accounts.

Once your site makes money, becomes seasoned and "aged" so that you have proof of the traffic and revenue model over time, then you can begin to think that you are holding a valuable asset. Otherwise, you don't have one.

Everyone seems to fall in love with his/her own domain thinking that others will pay us for our "find", when in reality, domains that are bought and held end up costing the owner more in annual fees than the dollar value at which they can be sold.

I sell websites and I've sold some domains. Usually putting content on a domain adds more value to the domain. Search your niche on flippa to see what similar sites and/or domains have sold for....then, go from there.

I would also look at Sedo.com. It is more likely that an end user bought it from there than from Flippa.com.

Check out estibot.com as they have a free domain appraisal service which can give you a good ballpark, but definitely don't use it as Gospel.

To sell it I would target end users in your niche and send them an email saying that you are looking for a home for the domain since you don't use it anymore. Don't give them any price information unless they show interest.
