Need A Website Broker For A Site Making 3K Recurring Income

Hey I've got a special site for sale. It's a digital themes marketplace with over 500k page views a month successfully makes 3k a month with potential for more as we are negotiating a advertising deal which will go from $750-1250 in next 45 days.

So far I've gotten 70K, 50K, and 35K offers. All are lagging or asking for owner financing and other stuff, now I'm looking for a professional broker to step in this.

Reason for selling is I want to invest in a real estate property.

So Warriors please recommend some brokers.

      Please provide some more information on Deal Flow and its advantages, seems like a good option.

      As for everyone else suggesting Flippa, of course I know about it and I know what I could potentially get as well, but the site I have has a lot of assets and potential, I want to sell it in the range of 70K not in the range of 40-50K which is probably what I would get via Flippa.

    Don't use flippa ... sheesh.

    I would recommend the guys at ApBusinessBrokers.com

    I know that when you go there it looks all about apps. That's something they do also. They started selling higher end, actually revenue and profit generating sites like yours; and have only in the last 12 months or so also moved into selling apps.

    They have a list of buyers and can probably make something happen for you and get you FAAAARRRR more money than trying to sell it on flippa.

    That's who I'd go with if I were you.

    Your other option is to look to a real live, plain ordinary business broker.

    YOU ARE NOT SELLING A WEBSITE YOU ARE SELLING A BUSINESS.

    Because you are selling a business, think about using a business broker.

    Websites sell for maybe 12 months of current revenue on a good day.

    Businesses sell for 24 months of current revenue.

    Now do you want to position what you're selling as a website, or position it as a business?

    Yeah, thought so.

    Other than Flippa, i would suggest Empireflippers.com (they help people to sell their websites too other than selling their own websites on their marketplace). They probably have most IMers on their list. Try the others sources suggested by WF members and see which one can get you a higher price for your site.

    Just to chime in real quick here, I see that there's a lot of people talking about 12 months vs. 24 months and so forth as what the value should be. Those are numbers that are sometimes just thrown out there.

    The real value in a buyer is a lot more complicated than that. The bigger questions would be stuff like:

    How long has the site been making money?

    How steady has the $3k been?

    Where does the traffic come from? (Advertising, rankings, etc.)

    How much work is it, and what are the costs?

    Do you have a list of your buyers? How many buyers are there? And how many clicks does your list get?

    If a lot of traffic comes from rankings, that can be good and bad -- good that it's free traffic, but bad in that rankings can change overnight unexpectedly and your business could go from $3k to $1k or less overnight.

    A site making "$3k a month" (for an undisclosed amount of time) could be worth anywhere from $3k to $70k or so depending on several factors there (including easy changes a buyer could make to make more if he spots big mistakes on your end). However, realistically I'd be surprised if you got more than $30k or so for it.
