I hope i'm on the right track

I have been in the property game for a while now and thought it was time to move things on line. Been reading everything I can about IM it seems to be a much bigger can than meets the eye. My target market I guess you could say is people that want/require/need to see a property for varies reasons.

From what i've been reading start by breaking things into as many subsections as possible. i.e. the varies different types of sellers (or more the reasons why they would sell)

Negative equity
Going to be repossessed
Probate
Tired landlords
Re-located
Motivated sellers
Need cash quickly
debts unsecured
Down sizing

I'm not sure weather to put them all into one website or one site per topic. To add even more to that one town/city per topic. As i'm lead to believe people (not all) like to deal with people that are local (well, that's the theory).

Thankfully one thing i'm not trying to sell them anything what i'm after is their contact details and few other requirements. With the plan to either buy the property myself or sell their contact details on to other investors for a few dollars.

Doing this all at once seems like a silly idea. Starting with one and moving would be common seance. As for the data collection part would a simple one page site be ok or this be out dated. A 5 page site suit better with about us and welcome page etc. And a blog is a must i believe.

I'm sure content marketing and seo is a big thing to think about. I would like to worry about all that at a later date, or should i be worrying about this now?

    And you are a middleman, not a Realtor, right? You just want to collect information to sell to those people who may be able to help the seller, is this correct?

    If the above is true, then I'm at a loss for the need to break down or to even know the reason they want to sell. What does it matter?

    They are of two types...in a hurry and MUST sell quickly or they want the maximum return on their investment.

    So, unless I read it wrong...you have only TWO types of sellers to focus on, why not try a sell it quickly site, where you hook up desperate sellers with ready buyers AND

    A maximum return site to match up those people with more patient long term investors?

    Please correct me if I'm wrong.
