Creating & selling websites info PLEASE!

I'd like to start flipping website for a potential full time income. I'm growing an email list on the fitness niche to promote the sites and sell them.

OK so, I'd just like to know a bit of the how to's.

How much would it cost me other than hosting and domain $60/yr? I need a good keyword research tool, traffic=sales, a decent template, good content etc what else??? What is a good time frame to have the site before I list it? Can I rewrite content from my website to use? Is a membership site more attractive & profitable to sell? Is adding google adsense a plus?

Can anyone send me some articles & videos of how to do this step by step?

    This is a very competitive field, and by no means am I an expert in this niche. But I would say that you'd need to wait until the site is making some money. So rather than putting a time-frame on it, it'd be better to put an income target on it.

    E.g. I'll list it when it's earning $100/mo, which isn't a silly target. It's only really 3 clickbank sales in many niches. People would be happy to pay 3-5 times the monthly income of the site, if you can PROVE the income.

    If you can do a couple of these sites each month to begin with, then that's $600 worth of sales. Then you can re-invest some of this money so that you can make these sites more quickly.

      The only I would be able to prove my income is to send my affiliate checks right?

    Yes if you want to sell sites then the income and traffic stats are the most important (in this order).

    You can check flippa perhaps to get some ideas and also to sell your sites there. It's the biggest website marketplace and if you build great sites then you can definately make a full time income on flippa.

    What you're proposing is possible, I suppose, but I think you're going to find that the competition is immense and, as others have said, unless you can get your web sites generating a consistent income prior to flipping, I think you're going to have a hard time making a profit to support a full time career.

    WordPress sites, for example, can be very easily cloned. Switch out a few images, add some content, change the links, and you've got a working site. All this can be done in a few minutes. The problem is, anyone can and will do this and try to sell such sites. Because so many non-earning sites are for sale, the whole market pricing is depressed.

    It's why I think you have to have something extra, something special and unique in what you offer. And the best thing I can think of would be to get your sites earning consistent income PRIOR to listing them for sale. Even then, I'm not sure that there is enough profit in flipped sites to keep you going full time.

    If you want to get a good idea of the type of websites that sell best and for the most money, go to Flippa and hit the Just Sold tab and study them. Adsense sites that are earning are popular because it's passive income, but you'll need both traffic and income and you'll need that for approx 6 months before you can get a decent amount for a site.

    I wouldn't price them to high and try to outsource everything. The key is outsourcing because its how to be most efficient.

    Go browse flippa and take a look at what has sold. It should help you clarify some questions you have before diving in. Me? I like to check the comment section to see what people had asked before the sale to get an idea what a buyer is thinking.

    IMO, you need to figure out how a website generates its income before getting into this. Why? Because how will you be able to spot what websites make money and which don't? From adsense to affiliate products, there's a variety of ways this is done.
