Selling 2 year old profitable site on Flippa for first time, tips?

Hey guys,

I created a site about 2 and a half years ago and have decided to sell it now, but I have never done it before, so would appreciate some tips. The site has been generating about $700-$1000/month for well over a year now from about 13,000 unique visits/month (33,000 pageviews). Both AdSense earnings and Analytics will be verified using Flippa's tools.

How much would the site be roughly worth with those figures? I have read that it's anywhere between 12-24 months of revenue, is this correct?

Flippa seems to be the best/safest way to do it, as I wouldn't feel comfortable trying to do a private deal somewhere other than on a marketplace for doing it. However, I want to make it a "private url" listing, so that the URL doesn't show up anywhere. I think it would make the website more valuable for the potential buyer. Sfter looking into it, it seems that you have to enable the "Add a non-disclosure agreement" option on Flippa to achieve this, but that costs $100 and you can use "Flippa's default NDA", as I have no idea about what a NDA should say, I'd be forced to use it, is that agreement good? Or do scammers/time-wasters still manage to get through?

    Sorry going to play the devils advocate here, Flippa, some good stuff some bad, but I would not personally be interested in adding legal services at that price, are you certain that an NDA is the only way that you can hold a sale without exposing the name of the domain in connection with the sale?

    Just make sure to have as many prrof of income and traffic as possible so potential buyers don't have any doubt the site is legit. But if you verify analytics and adsense that shouldn't be an issue.

    Another good thing to do is buy an upgrade, for instance have your listing featured on the homepage. This way you'll at least triple the eyeballs on your listing increasing the chances you earn a good amount of money.

    Also make sure to use escrow for the sale, this will additional trust for buyers.

    All in all if it's a high quality site with this kind of traffic and revenue you shouldn't sell if for less than $10K. If the price i lower you might want to keep it and work on it yourself as it's a steady money maker.

    @Humbee360, I tried looking into it, and it seems a NDA option is the only way to keep a hidden URL, but I think if it works as intended, you should make the $100 back in the sale price, as it'd be more valuable (i'm thinking if i were a buyer i'd think that way)

I want to sell it but I'm in no rush so I would put a reserve price, just not sure what the true value is with those numbers, but you are right, the minimum I would want is $10,000, otherwise I might as well keep it. Have you ever had experience with selling on Flippa and using those upgrades and without? Did you see any difference? Because the cheapest one that includes homepage feature costs another $99, so i'd already be spending $200 for it + NDA.

      I haven't tried these upgrades myself, but some time ago there was a course here on website flipping, and saw a real case study on the results of having a homepage listing, and that's really what makes the difference to getting loads of "watchers" for your listing. A regular listing had 40 watchers, and a featured listing 200+

      All these people will be contacted when the listing is about to end, so the chances of people starting to bid against eachother is way higher. So yeah i would suggest doing that as it will definately increase your chances of getting that amount.

    When I sell a site on Flippa I normally evaluate at 10 to 12 times the monthly income. This of course depends on the niche, how quickly the site is growing and how much the site is making per sale and also how much the backend products or services are worth.

    Very roughly though a good estimate is 10 to 12 times the monthly income.

    In regards to the listing my advice would be - you are selling! So you have to sell!

    As long as you can backup all income claims with screenshots, verify Google analytics or the equivalent and I also suggest putting a video on the which shows people around the entire site and proof of the income claims as well.

    My advice is to put your price of what you think the site is worth but also a price that would be attractive to someone looking to take over the site. Most people overestimate how much their sites are worth BUT saying that, do not go in to much of the low price.

    My best piece of advice surrounding selling a site on Fllippa would be to check out some successful listings and spend real time with creating your own rather than just throwing out there and hoping for the best.

    I would not sell it for any price.

    If you are earning $700-$1,000, then that is about $8,400-$12,000 per year.

    You have to think long term and whether it is worth to sell it or not. For me, I wouldn't. It is worth more long term then it is short term. You got to think LONG TERM.

      Yes, for a site that you are selling at the price - I would recommend all the extras.

      To be honest though, never bothered with a NDA but my business did not call for it.

      Worth looking into as well if you need it.

      I have sold sites making this much and a few for a lot more. If it is your ONLY site I agree. If you have so many projects or a NEW project that needs a lump sum it is an awesome way to get a cash injection.

      Yes, if it is your bread and butter and all you have - not such a good idea - build it up instead.

      If you have many projects and you need the lump sum, go for it - depends what situation you are in,

    @talfighter and @Chri5123 thanks for the input, I do agree that long-term is important but I have other projects that require 100% of my time and I need a bit of extra cash to work on them, so i'm okay with selling it.

    I think I am going to go for the extra exposure and I will go for NDA, as the less people know of the niche, the better for the potential buyer, so again, I'm guessing that should increase the final price slightly and cancel the NDA fee out completely.

      Have you looked into options other than Flippa?

      If not, take a look at Empire Flippers or other brokers.

    Check out empire flippers. They don't list as many sites as flippa, but they do move sites fast.
