Website becoming 1000 users a day, need advice on where to take it

Hello I have a website , subleasehub.com, its alternative rental listing directory. Site is inching to 1k users a day. Wanted to get the community perspective on what I should do. My adsense is very low (less than 100 a month) and we don't charge to access the site. Should I put a paywall to access site and boost the adsense exposure? Will that lead to the site's slow demise? Were starting to expand outside of our current territory (los angeles), any suggestions how to get users in other new areas to post on our site. Finally, any suggestion on how to seo this thing or perhaps growth hacking technique. Appreciate any input, thanks.

    Have you considered selling advertising to real estate agencies? At 1000 visits per day you should be able to demand good advertising rates?

      That's pretty good now. If you think there is still potential to reach more, then hold out on monetization and continue to grow the traffic. Once you are "indispensable" then charge fees and put up a media kit

    Have you tried the FB job directory technique? You could easily use it for a rental directory. You'd have that puppy up to 10K a day lickety-split.

    Edit: I'm just waking up. Literally. Added to my initial post . . . Origin makes an excellent suggestion. Contact local realtors and secure monthly listings. Throw up CPA offers. Forget Adsense (chump change on this amount of traffic).

    I guess there are a lot of possibilities! A good way is always to build a list of subscribers. You could market to them later on (real estate related things, amazon products, ebooks about how to pimp your home and so on) Another thing is that you could rent out your list for mailing to real estate agent for example.

      Try offering your users some sort of a premium plan for say $9.99/month? Enabling them top of the list exposure, more pictures, ability to upload a video, private forum access the possibilities are endless my friend. Good job though I can't wait until I get that kind of traffic.

    My opinion here is a little different, because I'm more of a "startup" person rather than an "IM" person, so take what I say with a grain of salt, but if I were running your site, I wouldn't be worrying too much about monetization at this point -- I'd be focused on growth.

    More than a lot of sites, yours is one with a large network effect -- the more users you have the more valuable it will be to those users. If more people are list places for rent, more people will use your service to find places to live which will make it more useful for people looking to rent out places.

    I'm not suggesting that you shouldn't monetize your site at all, but I seriously think you should re-think any strategy that might hinder this growth. This especially includes any sort of paywall. I'd also caution you against doing things like drowning your users with ads (though I think you could certainly have more ads -- and better placed ads -- than you do now.) That said, Origin's idea about selling ads directly to real estate agents is solid.

    Once you have critical mass in a market, you can get more creative about your monetization, but again if I were in your shoes I'd be focused on growth not money right now. And similarly, if I needed money for growth, I'd be hunting down an angel investor rather than worrying about how to get a few extra bucks out of a decent -- but still relatively small -- amount of users.
