Real estate in Los Angeles is red hot once again. People are paying $30K US over asking to get a house. This 360 square foot cottage is asking almost $449K US. The owner's ad copy is different than the norm:

We sometimes share these "creative" ads from Craigslist and other sites here. They are entertaining, but do they make any difference to you as a buyer?

    To a degree. A creative ad MIGHT get me curious enough to look at some property, but at the end of the day, a house is something that when I walk in to it, it has to feel right. It takes more than someones words to make that happen.

    At least some ads (like the one above) try to persuade you and try to create a story around its new potential owner. But most are very cut and dry. It is basically up to the pictures (and location) to do the persuading.

    If a picture doesn't first pass the "eye test" I won't even read the ad. If it does, then I will, but only to find out the details about the house. I can tune out sales-speak very well, especially for large purchases. In other words, my answer to your question is no.

      I am swayed by many things; A smile, flattery, someone asking my opinion, someone laughing at my joke, snorting when you laugh, a kid having a staring contest with me (maybe my favorite)....and beautiful women, who are unaware that they are beautiful...perhaps the most persuasive...

      And yes, creative copywriting too.

      But this kind of real estate ad is taught by real estate Gurus. It works, but a very detailed description of the home is better.

      Describing your personal life is persuasive. But giving the facts and benefits is more persuasive...because the reader is able to fill in the cracks and gaps ...with their own life.
