I have a domain that's ready to expire becuase I never decided to pursue it. The website was intended to be an optin for a paper newsletter service for doctors best described by xponentsys. Is there a good way to determine website value that has not been built yet or is just how much someone is willing to pay?
The website is (the doctor newsletter . com) without the spaces.

    I think this one gets a bit interesting. You might want to hold on to that, and maybe talk with a broker. The URL as a search term is just under 10,000 a month. The niche itself could be better than average earnings. so I would say on the least.. you are talking hundreds.. but on the top end, I don't think 5 digits, but right in at mid 4 digits.

    Like anything it is simply the need to present what you are selling to the right person. Im not the right person, and I can see the value there, so there has to be more than just 1 out there that might see the value.

    I didn't bother looking but maybe develop a nice looking lander and offer the URL for sale?

      Put it up for sale, maybe even at an auction (with the reserve at $1,000,000) and see what offers you get.

      But it sounds like a good domain name.

      You could, just for fun, google the phrase
      domain appraisal

      and run it through the free tools. Or hire someone to appraise it for you.
