I'm looking for a way to generate more real estate leads in the high end market. I'm an agent. Any suggestions?

    easy. call rich people and don't stop until you get some leads. then call the leads and don't stop until you set a listing appointment, then don't leave the listing appointment without a signed listing agreement. then repeat until you die.

    Look up Tom Hopkins on You Tube he was the number one Real Estate sales person for over a decade never had to cold call some of the videos are old but you will find some nuggets.

    Every agent has to either cold call or door knock or you won't reach your potential and will probably only be selling 3-4 houses a year like agent that don't cold call do. Every top agent makes prospecting calls if love to see one who doesn't.

        Let me ask you this. If you could set 3 listing appointments a week witch is very is a very conservative number for maybe 3 hours of cold calling a day. Even if you took 6 listings that month 50% ad only closed 3 witch in this market California atleast anything that's priced right will sell. That's 3 sales a month from cold calling. That's about the amount of homes a average agent sells all year that doesn't cold call. Why would you sit around and wait for people to find you when you could achieve those numbers with a good script and minimal effort? 3 sales a month would be anywhere between 20k on the low to 40k++ a month depending on your price point. Btw iv met tom hopkins and to say he didn't cold call is almost laughable what did he do back in the day? Facebook? Lol

    yes I already call for sales by owners and expired listings but most are in the lower price point no arguing that is works. reaching more high end clients is the hard part. Facebook ads seems like a interesting option.

    I'm sure you are already aware that given the choice of being a buyers agent or a sellers agent you are better off being a sellers agent. Less time spent per transaction, controlling the listing etc..

    Becoming the go to sellers agent for high end properties in your area will be a nice position to be in. Once you getting listings, you get known by sellers and get more listings. More listings equals more sales, equals more income, equals more ad budget to get even more exposure.

    To do it you will need a lead generation system.
    Done properly home valuation leads driven by Facebook is an affordable consistent generator of leads. The structure is Facebook ad to lead valuation funnel then up-sell to a meeting to get the listing.

    If everything is done correctly 100 leads will pan out to 6 to 10 appointments and turn into 3 to 5 listings.

    The devil is in the details. Managing Facebook ads has a learning curve and can drive you mad at times. There is also building the right funnel, knowing the best ways to follow up, what to say etc...
    Of course if it was easy every agent would have a constant stream of leads :-)
    Hopefully though this will set you in the right direction when considering different options.

    You are too late when you are targeting someone who wants to sell their high end home. You must get to know your high end sellers BEFORE they are sellers. EVERYONE already knows an agent or two, or at least has a friend or neighbor who does. Hang out with your market niche, at fundraisers, golf club, etc....Network with larger companies and get their relocation biz for executives. One company relationship could yield several sales.

    Logically one would assume this to be true. Factually based on the transactions that are actually happening not so much. Would I absolutely recommend doing what you suggest? Absolutely it will let you grab a portion of the market BUT factually a huge portion of listings are grabbed by Realtors that did NOT have long standing relationships with the seller, at least not in the traditional sense.

    Sit with a group of realtors and let them share with you how pissed off they are that it occurs so often that their uncle, cousin, brother in law or the folks they have been attending breakfast meetings with for 10 years up and listed with someone else that had no previous relationship with them because they grabbed them in with some special report or other advertising touch point.

    Some Realtors do it the relationship way.
    Some do it with brute force lead generation.
    The really successful ones combine both.

    The reason the home valuation angle works so well is that you are NOT asking the prospect to list with you and they may not even consciously realize they are deciding to sell. Some are thinking what harm can it do to find out what my place is worth so they are really early in the process, others are closer to selling. This is reflected in the conversion rate of estimates given, to appointments set, to actual listings garnered. Does it bat !00%? Hec no, but it does give the agent a chance to convince the few in that group ready to sell to list with them. I am not guessing here, it absolutely works as I see the results daily.

    Craig is a well known trainer - former top agent (maybe still active, I'm not sure).

    Tupper is one of the top agents in my state and works a higher end bedroom community near Denver, CO
    He was a CPA and changed careers. As an agent, he struggled until he did a local advertising campaign
    about "meeting Tupper" "do business with Tupper". He always markets and advertises online and offline.

    If you are endeavoring to become a listing agent, especially for the sophistication level of the high end real estate owner, you have to have a marketing machine in place to be able to convince them you will be able to successfully market their home. There's always exceptions, but it is about becoming the go to person for the associated neighborhoods.

      In high end real estate, it really is all about relationships. Many high end properties get sold without ever being listed. Personal relationships cultivated with prospective buyers and sellers put you in the position of a connector not a just a salesman. The best way to connect with your prospects would be to be where they are. Go to charity events, fundraisers, art gallery openings, conventions and seminars, mastermind groups, business groups, etc. Develop relationships, be of service. Get to know their wants and needs. Refer them to people and businesses that will help them meet solve their problems. Most importantly ask them for referrals. Ask if they know of anyone who is in the market for a high end property or who wants to list one. Its really just basic networking. Get people's contact info and stay in touch by phone, email and social media (facebook, twitter, G+) be of service and ask for referrals. Its simple but not easy.
