Generating Leads for Offline Service Businesses (should I just do referrals?)

Hello fellow Warriors!

I am in the offline business world and have been for about 5 years...

I started out with loan modifications back in 2010, added short sales in 2012, and now providing legal leads to local attorneys as a result of my efforts acquiring short sales..so far, I have been very successful...

But now I'm looking to expand. I'm starting to learn more about adwords and FB advertising and I've quickly burned through $1,000 without having much knowledge Had to learn the hard way I guess...

I am personally a fan of buying high quality leads and having myself or salespeople close them, but I would like to generate some leads of my own...So...What should I do?

I have resources (money and a little time) to throw at some type of marketing, but I'd like your take on what you think is best for the following verticals:

-Mortgage Loan Modification
-Short Sale (basically the same lead criteria as a Loan Mod)
-Real Estate Listings
-BUSINESS LISTINGS << This is the one I really want to get more into
-Commercial Real Estate Listings
-Buyers for all of the above

These verticals have been good to me, and I have a way to structure referrals where I get 25-50% referral fees from other agents/brokers/attorneys...For example, if I get a short sale 60 miles away, I will contact an agent in my network and structure a, say, 30% referral fee. This usually amounts to thousands, even though the other agent does all of the work..

I've been debating going 100% referrals...What I mean is rather than process and work on every deal that comes into fruition, I can just refer them out, like the example above...In December I made $15K on referral fees for 2 properties that I've never even been to...

I'm at a crossroads right now where I hate how the 'secret sauce' is me...If I can create a lead funnel and just refer everything out, I can be much more hands off...

Thoughts?! Suggestions?! What else can I tell you to get better feedback?!
