Pressure Washing Door Hanger...... Worthy of 1% Response Rate?

I'm not a professional "copywriter" or "graphic designer." Just trying to make do with what little bit of knowledge I have learned over the years. It may not be perfect, but is this Door Hanger worthy
of a 1% or more response rate assuming it's distributed in the right neighborhoods?

Also, I do not want to change the entire layout, but if there is any wording or phrase that simply needs to be changed, please let me know!

    We could guess, but no one can tell you for sure what the response rate will be.

    The ad has some good things going for it: an excellent guarantee, urgency, some FREE stuff.

    The offer seems a bit confusing to me, though. I'd look for a way to make it clearer.

    "Stays cleaner longer than pressure washing" makes me wonder what it is that you're doing then. Most everyone just pressure washes. I might just leave that out if you aren't going to explain what it IS that you're doing instead of just saying what you're not doing.

    And then, as a professional cleaner myself I'm wondering what kind of window cleaning you're going to do. Surely you aren't going to get up there and squeegee it, so if people are expecting spot free clean windows from the freebie that you're offering is that what they're going to get?

    Just thinking aloud here. You don't want the free things that you're giving away to be what makes people dissatisfied.

    I've done design work before and door hangers have came across my desk many times... So from a design standpoint, I think it looks just fine.

    I do think algae is spelled incorrectly.

  • I've been busy but am still revising. I've re-read all the responses carefully and got some very good input from every which direction. Much appreciated to all of you! I'll keep you updated of the response on this one. I'm shooting for 1%. I'm defiantly going to start tracking response rates with ever hanger campaign in this business considering it will be constant marketing.

    I've got high hopes, but I've never went this far with my landscaping business. I'm wanting to get into 5 figures down monthly down the road as I upgrade to the much larger 8 gpm machines on the truck. However, right now I want to take it slow and build a good clientele. Down the road I have hopes to be washing homes and driveways in Austin, Houston, and San Antonio.

    I should also mention, I'm a big DIY and like to keep expenses lower than the competition. Did the same thing in the lawn business for years. Find the cheapest printer. It used to be PrintPlace down in Arlignton, Tx. Where you could get around 10,000 flyers for $200.00. Then their prices sky rocketed. Now CheapDoorHangers is about the cheapest I've seen them. Around .047-0.05 cents each when buying a few thousand at a time.

    I started designing them myself in PSD, I can personalize them, change text to meet a specific target audience, and edit them for different specials through the year.

    Even better, I'm printing them. Paper is costing me .197 cents per door hanger, for thick 110 lb card stock, ink super cheap by the gallon, I'm using 150 ml per 4,000 prints. It's literally costing me .002 per print. I'm literally paying .02 cents each per door hanger, unlimited edits, that's a big advantage.

    Have you worked out the cost of acquiring a customer?

    If you have that number, the number of calls it takes
    to convert to a customer...then want to expand profitably
    based on those 2 numbers you'll be able to pay others
    for driving your phone leads.

    Only pay for results.

      Ewen, sorry for the delayed response as I've been busy! Anyway, I have not figured out the acquisition cost yet as this is my first campaign for this business in particular. However, I will be keeping track. No luck with them yet, but I'm not giving up at all. Only 500 went out, but I do honestly believe it was the wrong demographics. Not to be racist, I'm not a racist person at all, but I didn't realize until after the fact, the demographics of the neighborhood was made up of Indians, and from previous business experience they don't like to spend money, or I haven't found a way to cater to them other then losing money because they think everything negotiable.

      With that said Ewen, I've did some of your reading before and I think you've helped me before. But I have a pretty blunt question for you. Feel free to pm me if you need to. But how much would you charge per page to just handle the writing on some home-run content if I give you the run down of things? I may be interested in just having you write a few this week. It might be more efficient, because I know writing takes me 10x longer than people like you with the experience. Ewen, feel free to PM me again if you want to talk about it.

    I think for not being a ad designer, you did pretty darn good

    I know for me when I have done door to door flyers, I have never not got a few new customers, so I would say if you target the right areas you will get good results.

      Hey bud, thanks for the compliment. It's not completely new to me, this isn't the first business and I'm a hands on type of person, so I read and learn from a lot of you guys. I feel I got the gist of it. All it is filling a customer with what they want to hear, how they will benefit and reep from your services, and the rest does itself when they call. I got the gist of it, and know what it is they need to hear. And I know the basics of copywriting, the problem is the "smooth talking flow" hasn't came to me.

      Hense, the reason someone was confused by my offer earlier. I know how to sell the benefits and I have a good offer, but I still have trouble conveying a clear and smooth message that flows compared to some ads I've seen on here.

      I'll still practice and do several ads, but it takes me a long time, and somedays, I feel like if the number is right, it would be beneficial to let someone here do some writing. I know some guys like Ewen has written some home run ads.

      Ewen, copywriters? Anyone? Someone? Write me a home-run ad that sells and makes me rich, and I'll share the wealth giving you a percentage back on all sales. That's on a serious note. I have a few ideas for Driveway Cleaning, Roof Cleaning, and House Washes. I need home-run ads on them. Someone go ahead, volunteer an ad that produces 100k and I'll gladly do the work and hand over 5% of all leads. $5,000 for one single home-run ad.
