Information on the "Rent a Site" Model

Hey Offliners,

Is there any basic information/ebooks available for setting up "rent a site" websites to generate leads for offline clients?

I've seen it mentioned a couple times but any basic guides would be much appreciated

    I'm actually putting together a mini-course for the "lease-a-site model....

    But for my first attempt at it, I chose roofers in RI....

    I wasn't really getting anywhere UNTIL I put up a Google Places listing...



    Then I start gettin' calls from customers.... and calling roofers to pass out the leads...

    And one guy even gave me a kick back for job he got from it!! ... So I started sending out postcards and cold calling roofers....

    I'd tell em "I designed a roofing site for an online class, and now people are calling me... yada, yada, yada..."

    Then this one roofer guy called and said "let's talk" and basically just wanted it...
    $197/month -- and he wants it for 5 years!!!



    Actually I think I coulda got more, but it was an "expereience."

          I guess I was asking for further clarification because I still don't quite grasp how to set up an address for my "business"

            Not sure what you are asking then. I can't post links yet but google "google places". It steps you though putting in businesses. There is even a bulk loader for multiple businesses which is cool.

    Hi Brad Spencer, I don't know if there are some ebooks on the topic around, but I have been working with offline clients for a while and I will explain you what do I do:

    1.- I make keyword research for local terms and see if there are people bidding on PPC for those terms.
    2.- Create a webpage on wordpress fully optimized for the keyphrase I am interested in (domain name with the main keyword, titles, meta tags, meta descriptions, inter linked)
    3.- I ALWAYS put an AWEBER form in order to get leads.
    4.- Once I made the site to rank this is how I get the clients, I write and add on classified sites like craigslist like this:

    "An Open Letter to Every (your market) That Is Eager To Make More Money"

    5.- On the body of the classified I explain that I have a lead generation website that
    appears on the first page on Google for certain terms and I offer them a monthly flat rate
    fee in order to rent it.

    6.- Most of the times you will get responses to your post.

    To me the most important thing is the part to write "Lead Generation Website", because
    that is what the owners or business man are interested in.

      Is the business model where you create a website and you rent to some business or individual, usually are lead generation websites or highly optimized websites, in that way the people interested in renting the website see a benefit, they may decrease their PPC advertising and/or get leads via SEO.

      Well you could try craigslist I guess, but G maps is the way to go I would say.

      Without a business, i don't think it's possible. ( I suppose that's why it's called a business listing). That said , it can basically be any business eg. IF you're selling an eBook about
      "Anxiety Cures" and you're in New York, you can try and claim a business listing about "New York Anxiety Cures" and just give your own details ( address, contact ph, website url).

      If you intend to do local business SEO by claiming a google map listing for your clients ( who I assume also have their own businessess, then this should not be an issue..

    Hi all,

    Just wanted to give my input on this:
    I came across Gene's thread about domain flipping and I have been renting out domains from his idea. I rank them high first typically on slot 1-4 then make contact. I just lease out the domain rather than sell it but it does work and work very well.

    I installed a few essential plugins to WP such as All in One SEO pack, Google XML sitemaps and also Ultimate Google Analytics. Google Webmaster tools is also a must. Make sure you configure the region in that.

    I've always found it considerably more profitable to sell the leads at a $$$/lead rather than rent the site.

    However, sometimes it's against the law for certain businesses to buy leads, so I've had to compromise.


    I suppose if you wanted to build the site first, it would go something like:

    1. Build a site that performs (ranks for local keywords, and also pulls in actual leads)
    2. Send those leads to business owners with an email (and a follow up call) that says, I've got a website that produces these high quality leads, and I'm looking to sell them.
    3. Find a taker.


    I personally prefer to find business owners that want to pay me for leads first, then offer them a hand made, tailored solution to their needs. But when I need to switch out clients, I generally find a new client pretty quick using steps 2 and 3 from above.

    This way I don't have to do the work of building a lead site and then not have anyone to buy or rent it.

      James, I see you are doing this from Florida? When you first put up the site, was there a Cranston, Rhode Island roofer's phone number for the potential customers to call? You first secured the client, then applied for Google places?

        When you build these sites, you build the entire site out, domain name, location, etc. to include getting a local phone number! You set them up so that YOU control the traffic. You are the gatemaster. NO leads go to any business unless you say so.
        Simply setup a form capture and make sure YOU get the leads as well as the "renter". When the tel# is called, make sure YOU get a record of the call recorded (just a simple "this # called on this date" will do) as well as sending the call to the renter. That way you can always follow up with the renter when they claim no traffic is coming.

          If you don't mind me asking, do you use Aweber to capture the leads and which of the phone number services do you use to forward the number? Do you open new Aweber accounts for each site you build?

        I still live in FL (but travel to RI often) so that's how that started...

    Thought I would chime in,

    Yes, I created the Rent A Site Model a while ago, and still use the system today with huge effect. Not only is it a great system for residual cash, but for sceptical biz owners, its an awesome way to prove your worth right away.

    Also, once you have lead gen sites and business owners collecting leads consistently, they will continue to pay "Rent" forever.

    I mean who would want to give this up?

    What is the recommended basic rental price per month?
    I mean if the site generates 2-3 leads/enquiries a week, is it worth about $75/mth, and if it generates about 20 leads/enquiries a week is it worth about $700/mth?

    I'm just trying to get some understanding of what to charge, as I have site created that is already number 4 on page 1 for the main keyword, and I'm already generating about 2-3 leads/enquiries a week.

    What would everyone else on this thread charge their prospective clients when trying to rent it out?

      FWIW, it depends on your niche.

      With the models I use and the clients I target, I sell my leads at about $80 each.

      I spent a month after my site was firmly in the SERPs and calculated how many leads I received per day/week/month. Multiplied the total number of leads, and charge them that fee.

      ex. 5 leads per week @ $80/each = ~$1700/mo

      My clients are happy to pay this price because not only do they receive the actual leads, they have a great professional looking website as well.

        This is a really good pricing model. Do you sell exclusive leads or do you resell to more than one client?

        Most of my niches are used to leads being sold 3-5 times. Yes the per lead price is less, but most of the time I can make a little more total, than the exclusive lead price, plus I get more client contacts.

              Henrywolf, you use subdomains. So a sub-domain of Houston.localplumbers.com or Dallas.localplumbers.com would allow me to mode la local plumbing seo business and promote to different locations without breaking the bank. Is this correct?

    So here is where I am becoming a little confused. Is it "rent a site" or rent a G00gle Places spot?

    Seems to me a local biz will get found more easily being in the 7 Box, versus a user scrolling down the search engine results then clicking a website to view it.

    gg282, The whole "rent a site" deal can engineered a ton of different ways.

    Originally, most people were just doing the "organic search" aspect. With the popularity and targeted traffic of Google Places now though, most people have started promoting their "rent a site" clients via Places as well. This is easy to do after you have an agreement with the client for their basic "rent a site" in the organic search listings. There are numerous ways to setup a Places listing BEFORE you lock in an client, but most still involve some level of "grey-hat", so that is important to consider.

    But yeah, I agree, in many industries the Places listings grab up all of that gooey traffic goodness, so you should try and aim for organic and Places listings at first.

    The "rent a site" and Google place optimization shouldn't be confused. They can be used in a complementary way but the objective of renting a lead gen mini site is about the qualified leads that you provide. How you do that (PPC, SEO - Google Places) is part of the mechanism. If you have a fixed contract with a customer you can associate the site with the location of the customer.

    The price that you can get for a site per month is based on the niche (life time value of the qualified prospect) and the traffic. Hope it's helps a bit.

      You can get virtual phone numbers on the net. Google Voice will do too. Then you need to get an address in good location. Some people use UPS Stores numbers, some others use virtual offices or find corporate Office parks...

    Now a main component that people are not really discussing is the google places listing. There is a lot to it. You can use a vumber number or another call forward number to get started before you start selling the leads or renting out the website. Your options for the address are not very many and are pretty grey/black hat. A po box will not work anymore so you need a real address. Everyones secret for this is different and I do not think anyone would like my way of doing this so I will keep it to myself. Plus you have to think about if you do rent it ( long term) or sell it the address may have to be changed, which takes time to get changed within places. I have had it take as long as 6 months for an address change to show up in places.

    Edit: Just saw the above post, yes you can do office plazas and those work well.

    I worry about the longevity of this buisness model.

    Google's number one goal is to provide relevant search results to it's customers (that is, searchers), whether that be in the organic search or the 7 box.

    Google has succeeded in keeping spammy sites out of the top organic listings, and my bet it's only a matter of time until Google figures out a way to verify that only real physical businesses be listed in the 7 box. Once they do that, all these psuedo-businessplaces listing that are setup as lead gens might be gone.

      I have to disagree that these websites are 'psuedo-businessplaces'. For one thing, a website is not a business. A website is just a channel through which a business can market itself.

      However, some business types cannot verify their listing for Google Places via phone. I know locksmiths have to verify via a postcard, but that's because of out-of-town mafioso's advertising lockout services with local phone numbers (who then dispatch the calls to mobile lockout techs that overcharge the service). So, Google very well may require businesses prone to fraud to postcard verify. But as for lead-gen sites, can't see that as 'fraudulent'.

        Ahh, that is very interesting! I didn't realize Google was doing this in the locksmith niche. So then as long as the niche we get the listing in is not abused Google will list it as normal, and if it is an abused niche like locksmiths they will do the postcard verify method. In either case then as long as one can setup a local address that receives mail, Google should not have a problem with it.

    i don't necessarily see this as fraudulent either...if I were to implement this method I would simply use the black/grey hate techniques to get a site ranked so that I could eventually rent the site to a local business in that niche and then use his "real"address.

      Once you've claimed your Places listing, with a tracking phone number (Vumber, Twilio, Ifbyphone, etc.) then you're really just forwarding the phone call and the emails (and altering the contact info and the look) to the biz that's renting from you.

      BTW! That phone number and the renter's real address *really ought to be* a graphic (or written in by JavaScript) and not hard coded into the HTML of the page. Google has been known to replace a client's desired listing phone number with any others (such as your tracking phone number) its spiders have found while crawling the web. Unbelievable, but I've seen it happen - on properly claimed listings.

    Is the business model where you create a website and you rent a certain company or individual that usually lead production sites or sites highly optimized in the way people interested in renting the site to see an advantage they can reduce their PPC advertising and / or obtain leads through SEO.

    Hi, I have a question for everyone who is capturing leads through this method before renting out the site. How do you go about capturing the lead? I mean, it seems like you just register the domain name and put one article up that is keyword optimized. So how would the website capture leads at that point?

    To track the calls from the phone number, you just use a unique one that forwards to their main number.

    Google voice, skype, etc., are all options and allows you to have specific documentation.

      My concern about the google places listing is in regard to the citations needed to get the places page ranked. Online business directories do require that the business address, phone number, etc. all stays consistent and many of them can't be changed (I use ubl.org but maybe for these purposes I could use whitespark and modify the listing after I find a renter..?).
      Also, I use fastlandingpages currently for SEO "satellite" sites that connect to the client's main site in order to rank for a greater variety of search terms and for greater conversions via presell tactics. My only problem with that is what to include as the link and how to advertise those sites to prospective clients, and how to market to BOTH individuals with and without websites (since it's obviously optimal to target both).
      Perhaps for the link I can just send the visitors to an online business directory and for the landing page info I can state that the site is currently up for lease.
      Any thoughts.

      What address do you use to create those accounts? This has to be a physical address, correct? Anyways around this these days?

      Also, for call forwarding, we use callfire.com. They are $1/mo for each line plus $.05/minute, which we charge to the customer.
