Can I use offline marketing to sell a house for a friend?

Hey guys,

I have a friend who has a house for sale. They have had it listed with a realtor on the market for nearly a year now. It's priced at $900K - down from $1 million. Granted, in rural Alabama, you may have a hard time with this house, but, I figured that I may try to help them out. (After all - if I help them sell it, maybe they'll help me out for a good percentage less than the realtor is getting.)

What are some thoughts that I may could try for them?

I don't know about Comps - and, I don't know much about the house, except that it's BIG on BIG property. 50+ acres, 6000+ square feet.

    Well, first step is to think like a marketer. Who are you targetting? You need someone who can afford a ~million dollar home, in Alabama. Which means they either already live there, or want to re-locate there. What else is close? What does the property have going for it?

    Other than just blindly advertising, how can you get a good idea and get in front of people likely to want the property? Does it have a stable and field for horses(and people who love horses), or a fully built on site shop for a mechanic who wants their own business? Look for specific things that would make it appealing to a certain group of potential buyers and then get it in front of them.

      The realtor you are working with in Alabama will be familiar with real estate laws in their state. My thoughts are as long as you ONLY do the marketing tasks and do not speak to prospects, you will be fine. There may be "items" that may need to be displayed on all marketing materials like the Name of the broker and their address.

      Adverting regulations very by state. But for the most part, since the home is in a locality, I would create a profile of the home, with photos and videos and local SEO the heck out of it.

      You could even run a local adwords ad, to get clicks to the website. Make sure you get a good quality score to the landing page. Maybe even use a local Facebook PPC ad for more traffic.

        There are different kinds of listings. If it is an exclusive, even if you find the buyer, you still owe the realtor a commission. My question is:

        What kind of marketing has the realtor done exactly? Is it listed in the MLS (multiple listing service)? Sometimes, seller prefer not to be in the MLS or even to have a sign on the property. If that is the case, it makes the realtors job so much more difficult.

        There are also listing agreements that lets any agent bring a buyer and cuts out the original realtor from any commission and the same if you bring the buyer. Alabama might have different "rules", not familiar with that state so I could be completely off.

        I would advise to contact a real estate attorney, licensed in Alabama. From that point, get back to the warrior forum with all the specifics and you might get a more exact response in how to market the property.

    I would suggest making a video on YouTube and seo'ing that. The video can just be a "virtual tour" which would consist of music while slides rotate. Make sure you geo-tag the video as well.

    You could have a separate number (that forwards) on the youtube video if you wanted to, as long as this was all above board with the current realtor.

    If the realtor will go for it, you can make a video that tells a human interest story about the home. People like to listen to real stories about real people.

    One of my friends was able to sell a house that no one wanted because the wife didn't want to sell and kept the place in a shambles. My friend wrote a story TELLING THE TRUTH about what was going on... and the house sold in a week.
