Got a GREAT offer from a business owner tonight if I would do SEO for him

Hey guys,

My pastor, who is a friend of mine, also is a home builder in this area. We have been talking about building him a website and getting him highly ranked in Google. Well, tonight, at the end of church, we were talking, and he made me an offer: If, through my efforts, he gets 10 new constructions, he'll build my house FOR FREE for me.

We had previously agreed upon a 1.5% commission (hey, a $200K house is $3K in my pocket.)

Well, this would be GREAT.

How can I do it? This area, while it has slowed down some, has hot spots of great activity, though I really don't know what that is - I don't know this industry. However, in my job, I remember a contractor telling me recently he was "backed up," but, many are struggling. (I work with a lot of contractors in my job.)

Any thoughts on how/what I can do?

Jeremy

That could turn out to be a pretty great deal, but how many houses does he normally build in a year? How long does he or you expect this to take to get 10 new constructions?

Even if it takes you a while, a free new house is a free new house.

I'm finding getting a real estate company to rank locally is a huge undertaking.

If I was you I'd get myself an ActiveRain account

AR is doing me a lot of good.

    Hi Jeremy

Regardless of who you are doing business with make sure that the results can be measured so that you get your house and also make sure that the agreement is documented.

It's always wise to prepare relevant legal documentation especially with friends, family or the local pastor involved.

    Regards

I would want payment for each one as they happened , i am guessing build a house would mean labor only not materials and land and that cost is ? 30K ?

I know you may believe your pastor and friend would do you no harm...but you are a man in need of a contract. With no contract, you may find it hard to collect.

And then, when the time comes...and he can't fulfill his end for many different reasons...you will lose more than just your money and time.

Proceed with caution...maybe a commission agreement would be safer for you.

Um... can I throw something out there...

        This is a Pastor.

What kind of Pastor, locally, would scam anyone?

I see your guys' points on watching out, but if he were to perform such a scam, he would have to leave the area... which then those 10 sales would do him nothing?

Man I was in ministry for years...I have seen it all.

And I am not saying this guys pastor is a scam artist...rather...he may have great intentions but not be able to follow through for some reason when the time comes. It will be very, very easy to find a million-and-one reasons why he can't build the house now, or wait till next year when the market comes back or whatever.

And you are totally wrong about him leaving the area. I have seen far worse. When people are loyal to someone for religious reasons, they will not believe if someone else in the church becomes critical. They will turn their backs on Jeremy in an instant.

This is not saying something bad about the people or the pastor. Just that they come to the pastor for guidance and leadership. They trust him. If Jeremy has a problem with him, the problem must be with Jeremy.

If there is no solid contract defining how soon the house will be built, how big the house will be, who, what, why, when, where and how....Jeremy will end up losing more than just the time it took to market.

He may lose a mentor, his church family and much more. It has happened a million times.

          Hi Jeremy,

Actually, I've had 2 VERY BAD Experiences (Financially) with "Pastors"
          using that 'mindset' ...
One happened to be an Affluent Ordained Minister!

They are ALL Human, regardless of what they do on Sunday.
(Won't mention what religion, but it was the same denomination.)

Just keep your Eyes and Ear OPEN and watch Your Back!

          Hope this helps.

          Thanks,
          Christopher

Jim Baker was a pastor too, with a national television program... and he ended up in prison for ripping ALOT of people off. Definitely get a contract, and have an attorney review it so it is rock solid before doing all that work.

Poor swords, you might want to read the newspaper or watch the news. You'll learn local pastors are no better than the rest of us. Forget the free house, it'll never happen. Get him some clients and make a fair commission and find another niche.

Hey guys - I appreciate all the concern.

I, too, have been "burned" by friends, even ones in the church. It wasn't fun. However - I have had to learn that for me to be able to walk/operate in grace (from a receiving end) I have to give. Something about "freely I've received, freely I've given......."

Anyway - this guy - even though he's my pastor, friend, and future next door neighbor (his property and house is right next to mine) - he's one ANAL dude. He'd be the first one for a contract.

I have learned about doing close business with friends, and, the hurt that can be done without having stuff physically documented - and, I was "hinky" about going with this guy - but, I have heard, time and time again, from people in and out of my church - that he's not only straight up - he's the jerk that will make a sub contractor come out and come out until everything is done.

As far as his current work - he was active in the late 90s and early 2000s, but, our church grew to a huge size - and he was busy for years with that. Now - we've went through some transition, and, partially because of the fact that he is taking only a slim salary (due to tithes going down) and partially because he feels as if God is positioning him for an increase financially, he has resurrected his business.

So far, he has done several remodeling jobs, and 2-3 (maybe more) complete constructions. He hasn't been in business long.

Let me ask this question. Right now - in this area - City Construction.com is not taken, and, when I type it in - the 7 Box of Google Places has come up - but none of them have been verified by the business owner.

So, if I set him up an account with Google Places - with a phone number/address, and, a website - how soon would it place in Google places, and, how soon would it get to the top? I can add pictures, contact info, and testimonials VERY quickly.

          Hey Jeremy

Given that it's a new GP listing probably take 3 weeks to pop up.

Make sure that you optomize it fully and do the citations, reviews etc. Plus now that Google has changed the rules you will need to get some backlinks happening on the .com website too.

Do all of the above and you should be in good shape.

I've seen pastors go back on their words - they didn't mean it like that etc. Have a clear contract and make sure everything can be proved.
If he is an earnest person he will gladly sign that contract.

For the website first of all choose your url carefully - must have the keyword and the area name in it! Do a keyword search in google - it's free.

    So, putting that aside -

How do I get a local contractor/builder some good leads for developing his business? I think I can get high in Google, but, what are some other low/no cost ideas to grow that business?

That's a good deal. But, 10 constructions would mean a lot of time. A normal home builder can have 2-3 projects the most annually. And 1.5% commission is fair enough but if you feel short, you can do additional negotiations.

But think about this, in about 3 years, you'll get to have your brand new home for FREE! How's that for starters?

    Hey guys

Let me preface this by saying that I don't know much about website development, wordpress, and, don't know what CSS or pHp really means. I had a woman years ago was going to teach me, but, I was young, distracted, and stupid - and didn't learn.

However, here is the beginning of my website.

What would you do to make this a success?
