Need to Sell a Condo for a friend

Hey guys,

I have a friend whom I owe A LOT to, and, he has a condo that he has been trying to dump for a while. I checked, and there are over 500 monthly searches for CityStateCondos.com - so, I was thinking about buying that domain name, and, seeing if I could rig up a site to sell it for him.

If I did.........

1. What would I put on that site? I am about 6 hours from him, so, I can't exactly go over and shoot a video or take more than the standard 4 on Realtor.com
2. How long would it take me to place #1 in Google for it?
3. What would make it sell faster?

Now - once I am done with that, this is a family large city - and, it's not exactly a poor city. I would imagine that this website would have some major value after the fact.

Any thoughts or suggestions?

    there's plenty of free realtor websites to list it on; classifieds as well...

    also; take a good video and walk through everything and have the keyword in the title and description

    Hi Jeremy

    If there the competition is not fierce and the top domain is available, just grab it and:

    Install Wordpress and K2 theme (powerful and easy to deal with),

    Create unique text content, lot's of it, talk about the condo, benefits, nearby atractions, etc etc, write it all down and promote it with LOT's of content,

    Grab some great pictures (people love them) and video.

    Head to fiverr and buy a 100 or 200 Directory URL Submission for 5$, drop some deep links from the site in Facebook and Twitter and give it a couple weeks to rank high.

    While waiting for it to go high on serp's, create some free classified ads (one or two per day) and DON'T backlink it for some weeks.

    Naturally (if the competition is not high) Google will pick it up and rank it higher.

    Thats why you need a clean site, good content and great pictures - that will sell the condo.

    I think You should create a detailed Video about the Condo and Optimize it for keywords and submit that to youtube.. And then start backlinking that Video with your keyword.

    This is the best and free way to get leads or even a sale..

    How is the condo market where the condo is?

    Creating a video site with the condo is good advice....

    Have you thought about creating a viral video about it?

    What about a human interest story that will capture attention in the media?

    A different kind of open house?

    A different kind of auction?

      Millard, I love the way you think "out of the box."

      I don't know about any human interest story that we could use, but, then again, I live 6 hours away from this area.

Sally Johansen absolutely loves the home she and her husband share in the Riverwood neighborhood. But when her husband was transferred across town to another office, she balked at selling the house.

    "My husband can drive the extra time to work, I want to stay here," moaned Sally.

    Etc., etc., etc.

    The point is that people love human interest stuff... it sells and sells and sells.
