Far Too Much Dust, Expert Cleaning Advice Required!

I have a website sitting in position one for a local search phrase which is well.. just sitting there, collecting dust.

I was never a big fan of dust and would like to have the site occupied.

I have a friend who was going to broker the site for me but as her business is taking off, she is anything but collecting dust and very much occupied.

As a result, I think it is best for me to look into contacting these business owners but honestly, I truly do suck at sales - I just like the techy stuff!

The site gets about 300 uniques a month for a service that costs anywhere between roughly $500 - $5000+.

Has anyone had experience I could jump on the back of in renting websites?

I called a bunch who were advertising on Adwords a month or so ago but alas, never got to speak to one business owner (see, I suck ).

Is there a specific letter that works, an email or script?

My friend suggested I charge an up front fee of £2k and £950 a month (I agreed to pay her half of the up front fee and half of the first months fee, so £1500).

I have no shame in saying I am stuck and hoping someone can help me make use of this site rather than let it go to waste!

    You really have nothing to lose in this scenario. You have a great product, and anyone worth their salt should see that.

    I'd go after people with substandard web pages that are hanging around on pages 3-10 on Google. They are doing SOMETHING right to get there, but probably can't get over the hump.

    Maybe screenshots of their site, and it's position and a shot of where your site is ranking. Print these out, circle your site's position in red marker, "If your site lived here, you'd be #1" or something like that. Drop that in a fedex envelope (people love getting stuff in the mail).

    Have fun with it, you've got the product, and someone wants it. Let us know how this pans out!

    Send them snail mail.

    Include screenshots of your SERPs, daily/monthly visitors, your online/call inquiries, etc.

    Don't include a price in the mailing, just your phone number.

    Address it to the business owner and write, "CONFIDENTIAL" on the outside of the mailing, below the owner's address.

    Great opportunity.

    I would hit the phone hard with this one, and rather than aim to sell on the call, try and get an appointment. This way you can sit down and discuss results, current traffic, benefits etc.

    Or, if calling isn't your thing.

    Record a killer Camtasia video with you selling the benefits of the site and pointing out all the different aspects of the site. Upload it, and then contact business owners by phone (preferably) or email and ask them to watch the video.

    If you call them, you can let them know you are sending an email and to watch the video, and explain a little bit about what the video is. This takes the upfront sales out of the equation.

    Ask them to watch the video and explain you will call back in the morning to discuss it!

      I just had another call an hour ago to the number I have on the site (i don't pick it up because i can't exactly help) so maybe I should use that as a way in.

      Getting past the receptionist is a pain though..

      Anyone sent snail mail before that worked and willing to share the exact letter here or via pm?

      Thx for all feedback so far, read all of it and will make use of the advice so far. Can't really make an appointment because I am 200 miles or so from the city i targeted!

    Are you in the U.S.?

    If so, check out your chamber of commerce. Find everyone in that particular business, call them up. Ask specifically for whoever is listed in the chamber's resource database, because they are the owners.

    If they say the owner is busy, simply say "I'm calling because I'd like to give you an extra 300 potential customers a month." I've done it before, you have no idea how fast the owners get to the phone.
