I design flyers for churches and local business, and I keep an eye out for flyers in the area. Most aren't expensive flyers. You really don't have to go all out and hire a designer, you can do it in word or google docs. Just use good copy, strong colors and clear images and you're sorted. If its local you can get flyers printing cheaply at print shops or do it yourself. I used to do black and white rave flyers and make 2 ups and 4 ups so I could have more flyers per page. Good Luck.

Here's an idea I have done with realtors before and it works.....

Offer a "3 realtors or 2 realtors" discount deal. They are typically not doing too well, as the RE economy sucks in much of the US. Give the flyers to the secretary or better, ask if you can pass out on each agent's desk and post in bulletin board in back.
The deal is $399 or $499 per site regularly, BUT if they get 3 agents to go in on it, it's $199 or $249 a piece. You come up with the prices that work for you, but I know they respond to deals like this. They all sit in the bullpen and talk. It will at least spur conversation amongst them

In designing your flyer, perhaps consider using
tear-off strips to increase your response.

Some photos that I found here of clever flyers with tear-offs....

ONCE UPON A TIME there was a Warrior named Bob. He was sad. And frustrated. You see, Warrior Bob spent every last nickel on Internet Marketing e-books. But nothing panned out. No traffic. No sales. He was one sad Bob. Then one day Bob found a bottle. He rubbed it and out came a Genie who granted him 3 wishes. For Wish #1 Bob asked for a pet Dragon. Wish Granted. For Wish #2, Bob wanted Warriors' websites seen by 53 million TV viewers, for under $5 per broadcast. The Genie said... (click here)

Simple seems to work best. Think handwritten fonts, bright yellow or bright pink colored paper, etc. Those full gloss color brochures are not going to pull you in much business at all.
