Keyword and SEO question for mortgage broker client

I accidentally posted this in the wrong forum area and only had two responses so I'm re-posting it here to hopefully get more.

I picked up a client who's a mortgage broker. They currently have a pretty bad website and I'm going to be re-designing it.

I want to offer two things along with the re-design and I would love your suggestions.

1. I want to determine which keywords to target. I've used products like Micro-Niche finder and Market Samari but I'm just not good at figuring keywords out. Plus this guy wants the sight up and running ASAP so I won't have time to mess around with that. So can anyone suggest a fellow warrior that I find me the best keywords?

2. I want to offer a monthly SEO service as well which would be outsourced. And this might sound like a stupid question, but for those of you who offer SEO, what does that mean? Does that mean that each month you'll be adding more backlinks and writing articles to article directories? I want to add it to my proposal and I'd like to explain what it means to my client. Plus, what's the usual cost for outsourcing SEO and what's the usual charge to a client? And of course, any suggestions for a fellow warrior that I can outsource it to?

    1. Keywords don't matter until they decide they want SEO from you, only then should you waste your time doing LIGHT, keyword research.

    2. Keyword research should be included in the monthly SEO. I won't research keywords for clients until they send money for SEO. So I wouldn't recommend giving them their keywords until they are signed up for the additional services.

    Basically, if something is local, your keywords are going to be minimal anyway. Now for cost of SEO, it depends... It depends on what you can offer and how good you are. For warriors, in a weak niche, I charge $300/MO.... everyone else starts off at $1,000 a month.

    Outsourcing it.. you can micro manage this, do the on page optimization, and just outsource back links and such yourself on here through random link building services. Quality won't be guaranteed, but that is a way to do it for about $100 a month.

    If you were to go with an SEO firm, and had a pretty decent client, you would be looking at anywhere from $1,000-$10,000 a month.

    And yes, it is like you said, adding more links every month, but not that simple! This is where you add in other services, possibly PPC... possibly social media marketing, brand and reputation management. One client I have went from making a couple thousand to $27,000 a month. We're always expanding on the number of keywords, but at this point, we're doing mostly reputation management and brand visibility. Out of a 60K a month keyword, we are generating brand name searches that are competing with the main keyword now. Our next goal is to bring in about 15% of our traffic from facebook and twitter. Anyway, just a point to let you know there is always stuff to be done!

    A major thing about this though, is he just local, county, state, or what is the deal for the mortgage broker? If it is just local, there isn't much keyword research for you to do in my opinion.

      Wow. Thanks for all the great info. Yes, this is a local broker that can do business in the state of PA, but he's located in the western part close to Pittsburgh.

      If general SEO is not worth it, I assume other marketing should be done instead such as facebook, twitter, and Google places. But is twitter worth it for local businesses? Is there a way to get local followers or doesn't that matter?

        SEO is still worth it, get him on google places and local organic results. Even if he only gets a new customer every other month it would be worth it to him. It could be even more than that if he is located IN Pittsburgh.

        Twitter helps, yes... It can help everyone depending on how they use it. You can use tweet attacks or something similar, and just add people based on cities. OR, you can find a few local places that have quite a few followers, and just add people based on who follows another company. Facebook fan pages can be great too.

        Don't under value local organic results, not places, but the organic results. In fact, I had a guy hire me a couple months ago and he is in the service industry, in a smaller metro area than you. He became overwhelmed by the additional work he got from ranking ahead of the others. I would have expected him getting an additional client a month. He got a few clients a week.

        Now, when people say old school marketing is out, don't listen to them. Direct mail campaigns can be one of the best things you can do for ROI. Radio spots, killer. TV, killer...

    You're going to want to focus on keywords like "mortgage broker San Diego" or which ever town he is looking for. For example in my case I would focus on "Mortgage broker Portland Maine". Make sure that you narrow it down by town or county. How many keywords were you planning on offering him? You're going to want to limit him to a certain amount of keywords and really attack those. That way once you have great results on those targeted keywords you can do more for him and he'll be happy to keep paying you.

    Monthly SEO can go for $500 and up. It really depends on what you feel comfortable charging him. Mortgage brokers make a lot of money on each sale so I would say that you charging him $1000 a month for a minimum of 2 months is pretty good. If you can get more than a 2 month commitment that's even better. I'll PM you to answer your other questions. Hope that helped!

    Old school marketing is out dated...New age technology is more expandable and accessible because it's automated. Imagine being able to reach out to people 24 hours a week, and make money while you sleep.

    In the amount of time most are setting up Google Places... I will already have owned the entire page! lol..

    Also dont try to be the "I do it all guy!"

    I only offer 1-3 type of services and kill it because I am the go to expert for doing those things. Now I get referrals like crazy because I am the only one that can do these things.

    Think of the difference between a general practitioner and a brain surgeon. who makes more? be the specialist.

        That is really funny . I can see it being both ways now... lol...

        I guess thats what happens when I been at the screen for almost 80 hours straight now!

        But... I never tested not having the image in the sig since I never had a WSO before? But I would assume it should do better. I just wish they allowed it to be a little bigger so I can fit a different pic in there.

        Don't sell it as SEO. Offer it as a Google Love service or package (or make up your own name for it). But you really want to stand out from the crowd.

        Think about this...

        If you and 50-100 people a week are emailing, calling, and talking to them about buying SEO etc...




        And I come in and show them some screenshots of me dominating the entire front page of Google for a Mortgage Broker in a different city, and then offer them the same results for a monthly fee that is probably less than what others are trying to sell them Basic SEO stuff.

        Take SEO out of your Vocab!

        That is like trying to sell people your BMW with the big selling point being that your comes with tires!

        SEO is not sexy! It means almost nothing to business owners. They only know it because people keep trying to shove it down their throats!

        What I am doing and you can be doing is so much more easier to not only sell, but also set up and maintain as well. It is the easiest thing I have ever done.

    Too many warriors are trying to chase the next best thing or a new service to market to their clients.

    I mainly focus on getting my clients to own the first pages of Google searches in their cities. I also teach them how to brand themselves using blogs and more.

    Now I can team up with people that specialize in facebook or social media etc and we can refer clients back and forth without worrying about each other stealing clients.

    But if you try to do it all, you cant do that!
