Best way off making a Website Review for a Biz

Hello Offline Warriors

I'm planning on offering a personalized Website Review VIDEO as a lead generator, which will allow me a deeper look into a company. I'll offer that to leads and they have to request this by filling out a mid size questionnaire over my website.

That will be my tool to visit the biz with a good knowledge about him and his market later on.

Again, this is NOT the first step lead gen, it's the second to filter the freebie seekers (a free guide) from the serious business who is looking for help.

What's the fastest way to detect the businesses main website problem (free tool would be great).

I use Chrome and a SEO plugin and know that softwares like SEO Scores : Free Website Analysis : Online SEO Tools do make free reports, but are they accurate?

What do or would you use to make a x-ray about a clients site Fast?
