How much would you charge to....

Sorry if anyone has posted similiar question

I just googled "real estate in mycity" and the #1 doesnt even have a website

I live in a city of 50k, so medium sized. My question is how much would you charge to do the monthly maintenance for the site after you built it? I think with the amount of houses they list it would not be more than 5-10 hrs worth of work. I can easily outsource it at $10/hr. I have an idea in my head but wanted your input. Avg. house in my city is probably about 125k if that has any effect on what you would charge.

edit: ( just to update listings, and capture leads from the site....no other marketing or seo for them)

    Update listings as in provide the feed of active homes for sale (Similiar to Trulia/Zillow)

    If so then you will most likely need a MLS feed which you can only get if your a Real estate agent/broker.

    125k X 3% (Average commission for a RE Agent) is $3,750. Now they do have to pay their broker, any marketing fees for the property,gas and their time.

    Now the monthly maintence I would charge about $400 (Small amount no less but you do need to get a few of them closed, and then you can up your rate) Then go up a few hundred and work your way from there.

      I would only be placing the brokers listings on the site. I did not make this clear. This is not a site for an agent, it is for the actual company or broker.

      I just wanted to make this clear because I think you thought I was referring to a real estate agent.

    Hmmm... I honestly would turn it down if they aren't willing to do SEO or anything to really help.

      I haven't even talked to them yet so I don't know if they will want to do SEO or not. I was just wanting to clarify in my question that I was wanting to know what price you would charge just to capture the leads from the site and to update the listing once a week or twice every month.

      Also why would you turn it down if they do not want SEO?

        Well, I have had a few things come to me similar to that. I know every situation is different, but for the most part it wouldn't be worth it for me to update listings. The reason is, well in my own head, that it would be too much to deal with and they would expect more and more, and would want it done immediately. Every client is different, but I don't like that situation. I would deal with the situation if they were spending minimum $1,000 a month for SEO. LOL.
