Hamza, I think you have created a very profitable website for any of the hotels in that city. You can contact the hotel owners in that city with email, cold-calling or mail, whichever you prefer.

The only thing you need to do is to show them that you get about 10 leads a day who are real people looking for information about their services. If you can make the owner understand how this will increase their business, then it will be an easy sell.

I guess you should also consider renting the site. There are lots of good advice on this forum about renting sites to local businesses and I'm sure you will get some ideas from them. Here are a couple of them:

Hi Hamza

I do this all the time with great success.

1. Contact all the hotels that have a maps listing but are on the second page etc

2. Tell them I created the site as part of a course I was putting together to show local businesses how to get their sites ranking. tell them the site is getting 10 leads per day but because you are not a hotel owner you can't help them

3. Tell them that the site is for sale and you are open to offers. First come up with the cash will get the site

You will start to get offers for the site, some good some bad but this will give you an idea of what they wil pay for a site that is already producing leads.

I sold a wedding photograpohy site recently for $1500 using this method.

Its good for you. if you are getting 7-10 unique visitors then you should ask $8-10 K.

You have something of high value to the hotels! I did this once with an "attorney website" in my local area.

I put up a Google Voice # and leads started coming in. I called up each attorney in the area, and asked them if they were interested. Contrary to what everyone told me on this forum, most of them acted like they didn't give a damn about my website..

I'm guessing it's because they get Web marketing calls all the time. However, I called them back and offered them a free week of leads. No obligation - After a week, the first attorney that I offered it to wanted to buy my site. I made a huge mistake and sold the whole site to them, when I should have just signed them up for a monthly continuity plan & kept the site.

knowing what you know now, would you have charged more as a sale price if you'd still sold it, or if you had stuck to your guns and gone the 'rental' route, what would you have liked to charged each month?

ps - i guess we'd also need to know how much traffic you were generating and what percentage of that was turning into leads

I would say you need to determine the value per lead of hotels in that market. Would need to do some research and even contact some hotels asking about that and perhaps come to an average. Hey, maybe you should try selling the leads for now and then that can give you an idea.

Then, if you truly wanted to sell the site, take the amount per leads, times that by how many leads you are getting per month and then times that by 12 and that could be a starting point for how to price your site.

A lot of folks online like to imply that once you get a site ranked and it's getting some leads, it will be easy to sell to the 'hungry market' it serves. (lawyers, chiros, contractors etc).... and some may be successful with that method and cash out.

However, if you are getting ten GOOD leads, why not try to sell the leads? Even at only $10 a lead, times ten a day is $100. Times 30 days = $3000....

You could try to split the lead flow if a single hotel would not buy all of them. I'll bet it would be hard to get $3000 for the site, but if it could make you that every month, why sell it?

Bruce, I totally agree with you and personally I wouldn't sell a lead generating site unless the offer was very good. It is all up to preferences and some fellow marketers would sell the leads, some others would rent it for a fixed monthly price and others might sell it for a good price. But, selling leads is definitely a better idea in my perspective.

The figures certainly stack up.
Does anyone know of a way where you can have the leads sent directly to the hotel, (or other business) for them to respond to, where you are also copied in on the lead enquiry (so you can send them a monthly bill for the agreed value of the leads supplied)

I'm guessing it would be via a contact form that you would add to a wordpress site, but most contact form plugins I know of dont permit the form enquiries to be sent to one address and copied in to another

Any ideas or knowledge to help out in this area would be well received

If you leads is related to SEO and design, then conversion must be more then 30 % . If you charge atleast $100 ( in USA, some are charging more then $1000 per month) you can make min $300 per month....

I keep hearing about the lead capturing site. I can understand that it is content on one site and a form on the other. But I'm trying to figure out what kind of content people are writting on it to capture leads for others?
I'm a newbie with these lead capture sites.
Can anyone share one of those so I can see how they set it up and what their content is like?

you can setup a filter with your email service or check ouit gravityforms for WP. I know they have a "smart routing" feature that does that same thing your talking about.
