Help conducting a site analysis!!!

I am relatively new to the offline marketing arena, but I have been doing a lot of reading on this forum and there is so much good information out here, I thought where else to get some advice. I want to start talking to some local businesses about their websites and want to be able to offer them a site analysis. What is the best way to go about doing this? Is there some software that will generate numbers based on information I input to it or is it all a keyword research thing? I am taking my first steps in this area and don't want to offend any business owners but more so don't want to have facts that are not accurate. Any warrior help would be GREATLY appreciated.       If was starting out right now, in local marketing, I'd start selling social media services/strategy over SEO. SEO is an easier sell (usually) and it's easier to get your feet wet by just reviewing the competition and what they are doing in social and using it as a baseline to the prospect.

      Almost all businesses know they should be doing something in social, they just don't know what. Once you hook them for social, you can always "upgrade" them to SEO too, after you have that trust.

      Do more than selling some crappy Facebook iFrame skin and getting a few fans though. Have a complete strategy specific to that industry/business.
