I have a local realtor client who needs leads. We were thinking of posting ads on Craigslist that said "Think You Can't Sell Your House? Think again." Then it would direct them to a landing page that showed testimonial videos and asked for their phone number or e-mail address.

What do you think?

Or do you have another suggestion that might work better?

    Well, here's my humble opinion.

    If I were selling my house the last thing I would probably do is look on Craigslist. Just cause Craigslist is free don't make it a good opportunity for your add. You got to spend a little to make a little.

    Probably best to run a small ad in the LA Times just for a week, and a bigger ad just on Sunday in the homes for sale section. (People go there just to make sure their ad is running, and a lot of them would see your ad). Have the add say something that would inspire me to go to my computer - RIGHT NOW - if I were trying to sell my home.

    Maybe something like this: 'Real Estate Agent Stumbles onto Super Fast Method For Selling Homes.' For more information go to this site now: www. YourSiteName.com

    There you should have a squeeze page with free branded ebook for people to download. And maybe a couple of very short video testimonials. Don't overcrowd this page, you only want them to do one thing: Download your Branded Ebook. Also your branding should lead to a completely different url address that invites them to sign up now with a lead capture box, again keep it simple, if they came to this new page, they are ready to sign up. Don't talk them out of it now.

    I would never let this info go to his site, what he's really looking for is cheap listings. A listing is worth some big money, a split between whoever sells the property and whoever lists the property. (usually 3% for the listing agent; $100,000 x 3% = $3000. $500,000 = $15,000 for the listing agent.)

    So don't be fooled, every realtor wants listings and every realtor would be happy to buy them from you.

    • Craigs List can be a challenge, If you post in the wrong housing section "By Owner" It will get flagged down more than it is worth. Also the site you will link to will end up getting alot of spam.

      It my pay to advertise on Zillow. For Sale By Owner is another website to look into but be forwarned that they do not like commerical interest there. You may have to call the owner ask some questions like you are a buyer or offer some help to get the house sold. If the home has not sold for a long time they might be open for suggestions. Thats when you can lead into "you have a friend that is a realtor" and they might have a buyer for your home.
