What marketing methods for a Realtor?

Hi everyone, I was wondering what type of methods you guys are using for reactors. I got contacted by a Realtor after I sent email to a few and I was wondering except for:

SEO
QR CODES
SMS Services
Local SEO
Facebook and Twitter

What else do you guys do for a realtor to help them market better. This is one of the only niches I haven't work with so I really want to bring as much as I can to the table when I meet up with him. Thanks in advance.

    Well, personally, I have experience in the real estate industry doing direct mail, so that's one of the things that I do for realtors. But most of the time I end up just renting them one of my leads sites.

    Are you looking for offline methods? Or online methods?

    One of the biggest hottest niches with the most problems is the foreclosure market and right now the government has an awesome program for short sales.

    What most people don't understand is that if they let their house go back to the bank and there is a second mortgage on it who ever has the second mortgage can go after them for the balance. Out of the frying pan and into the fire.

    Let the house go to get that monkey off your back and then you can get slapped with a judgement for the deficiency on the 2nd.

    This program actually saves them the pain and agony of getting stuck needing to pay the 2nd thanks to government.

    Talk to your realtor about this one and design a kick ass direct mail campaign. I have seen the sales letters from real estate agents for this market and they SUCK.

    Either they are too short to get the person to understand what they are talking about or they are just dry and boring that you just pitch them.

    The agents can get free lists from the title company of people with notice of defaults. (foreclosure process started)

    Anyway, hope that helps.

      Each state is different in that regard, actually.

      That only happens in deficiency states. (Arizona happens to be a non-deficiency state, meaning they can't get a judgement against you for purchase money second mortgages). Second mortgages go away when the house does.

      Now, if you have a HELOC, in some cases that can be collected against, but most times it's not.

      Instead, they send you a 10-99 Misc at the end of the year and make it look like you earned your HELOC as income and then you have to pay taxes on it.




      Foreclosures are a HUGE market right now though.. There's all kinds of ways to market within that niche.

    Offer them mobile sites, and/or video "virtual tours" of their properties for $xx per video. Perhaps suggest that they use two different QR codes on their signs, a large one for their mobile site and a small one for the video tour. Double your QR sales that way...

      This should be an easy sell and something that will blow their mind if you show them at least one example when you meet them.
      Of course you will hit them with the upsells once this strategy is setup.

    Use Craigslist. This is very effective. You can post to different cities according to the properties you are selling. Hope this helps.

    Check out my one site, Where Your Windsor Ontario Canada Real Estate Search STARTS! it's pulling in some good leads which I sell to a local realtor. It is not fully operational and already have some good leads for the guy.

    I'm grabbing buyers/sellers at the first part of the funnel and beating every other realtor to the punch, and they know it (according to one realtor I know). They never thought to actually market this way but after only a very small adwords campaign, I knew where the gold was.

    I'm focusing entirely on the leads needs, not the agents needs. And this really gets people's guards down about the agent experience in the first place.

    Thanks for all the suggestions once I get back to my computer I will look into it more since I have ben away... btw I got contacted by sending emails to realtors and I explained t them about qr codes.. this. Particular realtor told me he is not interested on the "qr things" which gave me the impression he has no idea about them even tho I explained what they were and sent samples on how I will use them for their benefit. Once I meet up with him in person I am sure I'll convience him about the qr codes. I have a list of services I am going to pitch him and most of you mentioned them but I was wondering if there is anything different that you guys offer to help this particular niche.

      Like I tell others..get to know your customer and their market first! There are several ways to approach this market, especially as has to do with the economy in general and how it has effected real estate agents/brokers specifically. It has not been kind to them but, people are still buying and selling houses and they need new and creative ways to stand out from the competition in their market.

      Do some research online for your particular market so you can talk intelligently with them. There are many websites where you can get info on your particular market. Too many to list here but go about it like you are looking to buy a home. See what comes up. Make sure they have a Google Places listing, website, etc...

      Don't approach them like you are some "top Google page ranking ninja", you honestly can't control that. Just approach them as a "local", "small business", type consultant that is "working with them to better their business".

      SO beyond all that fluff..lol...you need to understand that real estate agents are still conducting daily business with their clients/prospects "old school"...as in face to face...they are not closing deals online. There are multiple ways you can help them this way but you must get inside their business and understand everything about what it is that they do?

      Check out other offline methods that they may or may not know about. Talking House, swaps, neighborhood association meetings, etc...think outside the box, and bring all that together for them and you will have struck gold!!!

        Before you think about selling leads for RE or talk to a RE attorney, be sure to check your states laws. If you are in the US many states forbid this and have other stringent rules.

          Yes, I forgot to mention this as it was greatly discussed in other threads in the offline forum. In my province/area the law happens to be I can market or help others market real estate (not commercial property tho) but cannot perform other realtor duties. I can also receive a finders or bird dog fee but not commission. A lawyer was my business partner and we were contacted by the realty board several times regarding services, which he promptly handled with one opinion letter I forwarded to the realty board. My problem is that a lot of local realtors know me (including board members) and I used to provide them services, but when their bill was not paid, I cut their services, they became pretty irate. All I do now is work with a handful of realtors that pay me promptly, know the value of IM and never turn down a lead.

        Great advice thank you. Once we set up the meeting to talk I will be ready with what I already offer and like you guys say find out what his goal is and then come up with a strategy

    I can't believe Mary Wilhite was the only one to mention SMS services! This is a great value add for Realtors to be able to tell their clients or potential clients they use. Plus, for a little while anyways, they'll be the only one doing this which will make them stand out from the crowd.

    Think about how great it would be if the curious potential buyer could text a keyword to a short code and get the info on the house and the Realtors website immediately.

    My girlfriend is a realtor and any realtor will tell you their best source of leads is referrals. Offer to to do email marketing for the realtor using 3-4 sentences that make him/her a valuable resource to his clients. Some email topics would be -

    1. Offer a free CMA, see what your house is worth today
    2. Mention all the first hand knowledge you have with contractors and that you are in a position to make excellent referrals to those homeowners who need a plumber, contractor, handyman, etc.
    3. Offer investment advice, it's a great time to be a buyer
    4. Real life short sales/foreclosure experience

    And, always ask for referrals. Send emails to the client list 1x every month or two.

    Do something creative that gets past the usual barriers. The Realtor could give a welcome basket to every client who moves in to a new place and include several referral cards in the basket. Help them set up a short-sale seminar and offer it for free. Get in to property management to help people rent homes that they can't sell in a down market.
