Congrats! It really is amazing what can happen when we detach ourselves from our keyboards for a minute every now and then.

I researched the KW's and it is really doable since I have sites @ #1 for 4 times as many results.
Doesn't matter the amount of pages you're competing against, but the "SEO competency" of the competitors in that space.

Example: If you have 1,000 pages indexed in Google for a given keyword, but you're going up against 30 hardcore SEO-types, it's going to be an uphill battle to get ranked.

Having said that, if you think you can do it, I think go for it. Get it in writing though. It's all talk, but when you actually come through on your word, then he should pay up and having a contract in place ensures that (as much as possible).

Voasi, thanks man will review the competition very carefully.

This is mostly local SEO but for a major city/county. So hopefully that's easier instead of just a broad term.

still doesnt matter if its a local SEO, you would be surprised at the amount of competition you have for some niches.

Get it in writing as well, and just because the previous guy made him 50k doesn't mean he will be an easy client nor a on time paying one.

I don't worry about him not paying me I can cut the site off if he doesn't or go elsewhere with the leads.

I already researched all the competition some will be hard yes but very doable.

I would never guarantee a no 1 ranking to anyone. Not because you don't believe you can do it but we know google changes the game all the time. I'd be more inclined to offer first page listing.

Neither would I, I am working off the commission of each sale the #1 spot could potentially make him 50k/month as he had it before. Then I get 50 percent of that.

Sorry should of made that more clear.

I'd ask for a base pay plus commission, even if it's smaller commission. Sounds like an awesome possibility, good luck.

It sounds like a great find and a great deal - but almost too good? I'd be interested in what the "issues" the other guy had that he back out of such a lucrative thing...
I mean, if he got arrested or something, he did not do it voluntarily...
but if he just bailed - why?

(and then again - maybe I just worry too much... )

He told me the other SEO guy got a divorce during the project and that messed him up which is understandable.

I highly suggest getting some kind of tracking system down, otherwise he can easily screw you out of money by cooking his books so he can claim he made less sales then he really did and you've have NO WAY of checking it.
