Quick question for you guys and gals. A few months back I decided to try to rank a basic wordpress site for a local keyword (water treatment orlando)

I was a rookie at the time so I put up a really basic ugly wordpress site and slapped a couple of articles on it. Low and behold, the site is now ranking on the first page for a few keywords including water treatment, water filtration, etc in orlando.

I am trying to figure out the best way to monetize this at this point. Should i try to sell the site outright to a business or sell ad space on the site. The site gets about a few hits per day (nothing amazing) but over the course of a month it could me a few potential clients for a water treatment business which is big bucks for them.

How would you guys proceed from here?

    You could sell the leads exclusively to one partner.

    You could sell the leads to 3-5 and let them fight for the business.

    You could also lease the site for a recurring monthly investment.

      You want to sell what business owners what they Understand the very best. ADVERTISING
      Make your site exclusive to one client only, and charge $100 to $300 per
      month. Only do month to month, if they don't pay, get a new Advertiser.

      We have found over the last 2 years, that no matter what, trying things outside
      of advertising has been a pain in the butt or the business owner does not get it.

      Any more questions you might have can be 100% answered in my signature... Even
      how to go about selling the advertising with the same direct mail letter we use and
      it has a template.

    I think you shouldn't sell the site for starters because it can provide you with recurring income.

    I think you should promote one affiliate product, and perhaps get high commissions for it.

    Another would be to sell ad placements around the site. People would be very interested to this.

      I actually set this up originally for a business owner...but he bailed on paying me. I just checked and its ranking #2 in google places for water filtration.

      WIll i have a problem changing the places listing over to a new business? Or should i just focus on the organic ranking?

    I'd sell ad placements, yes. However, if you only get 1-2 hits per day, that's not enough to excite any business unless you're giving away ads. May I suggest you make room (using the TEXT widget) for a few Google ads and use Adsense for right now.

    I think your first priority to enable you to get a good ad partner or sell ad space is to work on getting your traffic up, and grow brand awareness of you as someone with a trusted site. Join a local club or volunteer somewhere and hand out a business card or two. Even better, make up a tee shirt with your URL and slogan (and even a QC code. There's a post on the Friends In Business board from a reliable "board buddy" who makes QC code tee shirts.) Wear the shirt when you do volunteer projects, show up for clubs, visit the library, or other high traffic areas.

    In short, make sure people in your town know you and know where you are.

    Do you have control of the places listing? If so, just make the change. If not, tell the guy who didn't pay the fee to release it because everything will go to one of his competitors. Just a thought...

    Doesn't sound like you could sell it for much money -- unless one of the local companies might buy it and build it out.

    So, why not try to monetize it via:
    -- Selling banner ads space to local, related companies
    -- Offering reviews and article writing services to them, linking to their site(s)

    You could put it all together as an "IM package" to try and sell. Maybe throw in a few social media-related services, too?

    Lease the site to a local water treatment professional in your area. This way, the site becomes an asset for you and will continue to create cashflow for you over time.

    By creating a free consultation give-a-way for name, email, phone opt-in with Aweber or a freebie like mail chimp, you can add value to your asset.... Definitely worth more to them if it will collect local leads 24x7

    There are many small and large fortunes to be made with online local lead generation.
