Real Estate - My First Sale!

Hey everyone,
I just closed my first sale with a real estate agency. However, I'm not sure how to proceed. They're one of the top real estate groups in my city, so I'm really lucky.

I found 6 keywords that I think I could easily beat, except one.
  • [city] real estate --> too much competition
  • houses for sale in [city]
  • condos for sale in [city]
  • duplex for sale in [city]
  • lofts for sale in [city]
  • [city] commercial real estate
In total, they get around 1500 local searches per month.

They already have a website, but really poorly optimized for search engines. Should I create new pages for each of the above keywords on their website? Or should I create an individual site.

Also, what kind of content should I be writing? Should I add any "sample" listings, and then make the visitors opt-in for a free consultation and evaluation? (from the group)?

What kind of keyword should I include on my/their homepage? [city] real estate was my first choice, but after analyzing its competition I don't think it's a good idea.

What do you think?

    Create as many pages targeting long-tails on their site with exceptional content and a call to action. EXCEPTIONAL content. Then backlink to those pages over time as they get traffic. The appearance of organic backlinking is best.

      I don't think I can find more keywords than the ones I already mentionned, maybe later.

      What do you mean by exceptional content? Can you give an example??

    i agree with you. Having simply "real estate" as your keyword is quite competitive much instead of using real estate in CITY. I have been using keywords like this and i am getting pretty much good result.

    Not sure exactly what type of services you have agreed to do, however, I would build seperate web sites with your clients information on them. That way, if you ever part ways, you can find somebody to take over their spot simply by changing out the contact info.

    Each keyword should have it's own page.

      Are you suggesting to build a website for each of these keywords or build just one site and use these keywords for different pages on that site? So even if the real estate agent had a site already would you suggest we make a new site with one of the keywords as domain and then build content for the rest of the site using the keywords you have listed?

      My other question is when working with real estate niche and we have various pages optimized for these keywords what sort of content or call to action needs to be there in order for ppl to call or contact the real estate agent when they land on one of our pages?

      I had this issue with a real estate agent I was working with when I started to focus a diffetent page of his site on the different cities he focused on. So say the city was Boston for example I would rank that page for "homes for sale in Boston, homes for sale Boston, etc." After I started my SEO campaign that page started to rank for its various keywords on the bottom of page 1 and rest on page 2. I had just general content about real estate in that city and some facts about the city.

      After a 1.5 months he was telling me that he got no calls yet and I told him that we need more time to let the page move up the SERPS and once we see traffic then we can fine tune the page to convert. So another few weeks passed and he complained again and stopped the service saying he wasn't getting any ROI.

      So my question is what do we need to do to have people call the agent once they land on any of these pages? Do we need a contact form, listings to entice, etc. because just having general RE info there might be good for SEO purpose, but it won't help with getting leads.

      Any suggestions?

        I've been in the real estate niche since 1988.

        The problem is this. Even if you get traffic to his site there is no compelling reason to take action.

        It's basic direct response strategy. Most real estate websites are crap and there are a million of them. "So why should I call you?," a prospect thinks.

        The only reason someone calls off these sites is a property that interests them. That call is quick as possible to get price and location.

        Your SEO work is not the deeper problem. You've got two challenges.

        Most agents won't wait months to drive up the SERPS. Secondly, he told you what he wanted. Faster and more conversions. He knows he can get more ROI simply by posting a free house listing on Craigslist.

        I'd suggest building short direct response funnels. This should be at least one of your marketing channels. Have him record a short video or audio about the current market conditions. Make a landing page or blog with this video with an opt-in or click through with a compelling offer.

        Drive leads to this site with SEO and post on free sites like Craigslist and back-page. Think this is stupid? We were driving loads of traffic last year off Craigslist with a simple blogger page and opt-in.

        Two strategies we used were "FREE Foreclosure List w/ Photos" etc. and posting single properties that looked like really good deals. This got prospects looking at our offers. With good conversion strategy we were sending leads to our mailbox everyday.

        The "FREE foreclosure" thing is a bit overdone now, but test it yourself with some other hot buttons or ideas.

        This is ROI he'll love. Too bad he couldn't wait. His loss. Your gain.

        I think that one site is enough. The keywords are related, so you can use 3-4 for one page.
