Site Rental Questions.....Advice Required!

Hi everyone.

I have just started some sites thast I would like to rent out to clients in a local area (e.g. plumbers in birmingham or carpet cleaners in london etc), and I have a couple of questions for anyone that currently uses site rentals in their business:

1.) How do you "sell" your website to potential clients and convince them to rent the site from you? I presume it involves just focusing on the new business the site will bring them, but just wondered how you guys structured the sell?

2.) Do you guys use any other methods to get targeted visitors to the rental site? I mean, if the site was for plumbers in birmingham, I can get the site ranked at the top of Google for all of the related search terms (e.g. plumber in birmingham, birmingham plumbers etc) - but are there any other methods that work well to get targeted visitors to such a site?

    Hi Steve,

    There are a couple ways to go about this-- first you can put an opt-in form to capture leads from your websites and then sell the individual leads to businesses. This is a lot more work than just renting it out, but can potentially bring in more money.

    In terms of just renting it out, you can "brand" it to their business and make sure to put their phone number and contact information prominently on the page.

    As for selling it to the businesses, you will want to show them how much traffic you are bringing to the page. And don't just rely on Google's Keyword Tool to show estimations-- I've found that most people don't use "Exact" match and way overstate how many people will be going to the page. Get the site ranked in Google and see how much traffic you are getting to it. Then base your price off of that. The more traffic the higher you can charge per month.

    Depending on your area, the amount of traffic to the site, and the specific niche, you can probably get anywhere between $100 and $600 a month for a good site. Maybe more if you live in a highly populated area.

    Besides Google traffic, you could put ads on Craigslist in the Services section and even get a Facebook fan page going and try to get some viral traffic as well.

    It's easier to sell ice to an Eskimo than sell or rent a site. But the way I do it is with Bing Business Portal. I use Bing to get my foot in the door, then upsell sites. If you can establish a relationship with a client first then offer your site, you'll make a sale.

    Going straight for the sale doesn't work for me.

      Just because it doesn't work for you doesn't mean it does not work. It's like anything else: you don't sell what it is; you sell what it does for the buyer, how it makes his life better, easier, more profitable.

    What I've found with trying to rent sites is that you need to find business owners that "get it". I've had a website that was generating 60 CALLS A MONTH for a plumbing area. No one wanted to rent it - it was incredible. FINALLY, we found someone that wanted to rent the website and understood the value, but we had to go through 20-30 vendors to find someone.

    Moral of the story: Face to face might've helped here.

      In a similar situation now with auto wreckers in the area I'm targeting...

      If someone of your caliber and with your expertise has run into this issue it just goes to show that even if you're getting the desired results that you would think these businesses would want doesn't mean that it will be an easy sale .

      But I'm glad it worked out for you in the end...hopefully it will for me too.

        Awesome approach - I think that one might just be the icing on the cake for getting rental sites rented, I mean - who in their right mind would not want to at least try it if it meant they might get some new customers for free?

        One thing you could do is take some calls and enter them into a list:

        name, number, enquiry, when needed

        For example (plumbing niche)

        mrs jones, 0207 666 4444, needs new shower plumbed, asap
        mr smith, 0208 444 5555, would like outside tap installed, within a month
        miss warrior, 0777 777 5555,wants a new bathroom installed,asap

        so take about 10 calls, list them, use photoshop to blur the numbers then email list to 20 plumbers in the area and say these are genuine leads reeived over the last month, new leads coming daily. tell them you have emailed 20 plumbers but you only have 1 site available. first to pay gets it. you should get paid quickly.

          one of my sites had a 'helpdesk' system I used to use. I screen printed a list of enquires and sent that - its sort of the origin of the idea above.

        Thanks, it's just unfortunate that our industry has come to this..."this" being that business owners DO GET hammered each day via email, forms, phone calls, etc... telling them that they need a "better" internet presence and the company that is calling is THAT company.

        That's why I recommend face-to-face with these guys. If you have your IPAD handy and you walk up to them and show them the analytics with number of phone calls, number of form inquiries... you'll provide a much more believable case.

          I work quite intensely with one of my offline clients. He has a group email (info@xxxx.com) that we all get (including me as his marketing director).

          It's incredible how many crappy emails he gets offering SEO etc with no thought put to them whatsoever.

          Not much of a way to stand out.

            Precisely! I agree....

            This is why I wanted to set my business apart from 99% of the competition from the outset, I didn't just want to contact businesses offering SEO services and the hope that internet advertising like this might bring them more customers online.

            I wanted to be able to literally guarantee them targeted leads every month, and the site rental seems the way to do it.

        Giving away my niche here but in the UK - I've had super success with tattoo parlours using this model.
        Tattoo virgins are often weirded out by a mean musky tattoo shop with the spikes and the 7 foot tall tongue pierced dude. These virgins are more likely to call and get some advice before popping into a parlour.

        Most tattoo sites have no call to action, just a bunch of photos, so you could even offer to redesign sites for owners who have a hosed up site getting no leads. On top of that, each new lead is worth hundreds for a parlour.

        whoa, what a tangent - but I put this there to let people reading know the site rental works.

        Before you design the site, think about the type of person who will end up calling, give them a name, hairstyle, personality - this way you'll create a site that will convert the right type of lead the business wants ;-)
        We currently rent out our sites to businesses in the local area and have found thats its much easier to sell or rent them when we use a local number we own...since we our a small IM company in CA we actually have our servers set up to create such numbers....

    I agree with SiteSmarty, businesses today are bombarded with calls offering SEO and websites. The last thing they want is another offer. The best way is to first start a conversation with them. The best way to start a conversation with them is to give them something of value, no strings attached.

      yeah, you would think they would rent themselves if they were generating targeted potential customers every month, lol.

      Looks like building a rapport with them first and offering a freebie to gain trust is the way forward no matter what you do in the offline world.....

    I guess if we already have a rental site built that is generating leads - then the best 'freebie' to give to a potential client would be one of the generated leads.

    I mean, you can offer a free facebook page or something like that to gain trust, but surely a free customer would be even better?

    Anyone use this approach to good effect?

    Direct mail has worked well for me. There's a WSO out there called "The Ultimate WSO" that does this well.

    There are some tricks to getting direct mail right in terms of timing, stationary, delivery, etc.

    But if you have a site already ranked this is the best way to go. Follow up with more direct mail and finally some phone calls (can be done after hours if you're afraid of cold calling).

    I can tell you what has been working for me.

    I am an appointment setter and 1 of my clients is doing website rentals.

    He has various sites one the 1st page of google in different niches.

    What I do is call the people on the 2nd and 3rd pages and tell them we can get you on the 1st page in a few days to a week depending.

    What I also do is make sure I throw out specific names of their competition that are ahead of them in google search,people hate having their competition doing better than them.
