A realtor owes me a favor....How can I market her to help her and help me?

Hey guys,

I did a big favor for a realtor today - and she owes me (up to her wanting to pay/tip me.) Now, I believe that this favor I did for her could profit me in the long run.

So, I have about an hour (it's 3:40 CST on a Wednesday.) She'll be here in about an hour to pick up the phone I fixed for her.

What are some IM/Offline things that I could do for her that would help her business (it seems to be good already) but would also pay me, maybe even handsomely?

    Get her to do a video testimonial on the spot. Upload it to youtube and SEO the hell out of it.

    Ask her permission to use the video in your marketing and then transcribe the testimonial to your website.

    Ask to put a backlink on her website to yours.

    Get her to fill out a review on Google Places or Facebook. Have her "share" your facebook business page with all her friends.

    Give her ten coupons to give out to friends and refer people.

    Shout it from the rooftops! You get the idea.

      Oops,

      I meant...what services can I sell her for her realtor business, that would profit me, but, help her? I have an avenue to sell to her now.

    Oookay:

    Mobile site - people are always on their phones when they're looking at houses
    QR Code - as above
    Facebook page - get a lot of fans, spread the word about houses
    SEO for her website
    Email Marketing
    SMS Marketing

    Basically all you have to do is think of a service and then think of a way that service could help your client.

    Like wouldn't it be cool if you could scan a QR code next to a house and have it bring up like 50,000 pictures all in a really cool mobile format?

    Stuff like that.

    What could I conceivably charge to put together a mobile site for each house she sets up, as well as putting out a QR Code on each sign?

      If it were me I would charge the standard unit of "a lot."

      Seriously, a mini site for every house in mobile format plus QR code - $500 per house minimum. Remember she's making average 3-6% per sale so...

        Yes she is recieving 3% (average realtor commission) however you have to factor in her time,gas, broker fees, open house etc.

        What you can offer her depends on what type of market she is in ?

        Does she do mostly listings or is she a buyer's agent ?

        Is she the type of person that can close over the phone or in person ?

        Is she the type of real estate agent that is socialable or is she an undercover real estate agent ? (undercover meaning that no one knows what she does for a living)

        Does she do traditional sales, short sales or REO's ? Is she the queen of condo sales or is she your inside connection to the best rental in the city ?

        Uhhhhh.... 3% to 6%, really? Let's say they are on a 75% split of their commission at 3% (honestly, getting both sides is with 10% of your deals if your good, it doesn't happen a lot for the average Realtor). Of that 3% subtract 25% for the broker, 7% for the franchise fee, then deduct taxes (we Realtor's have to pay double FICA, Social Sec, etc. because we are independent contractors). After we pay splits, fees, marketing expenses for a listing, we are not setting the world on fire. An additional $500 for a mobile site? For a single listing? Not! You'll get laughed at by a Realtor for a price like that. You just can't imagine how expensive being a Realtor is, it's outrageous. As well, a Realtor on a 75% split is not typical. Typically they are on 50% until they hit a specific volume, then 60%, then 70%, and so on. If you are in the top 5% in an area, and your earnings are huge every year, then you can demand 75% and even 85% or more. But you need to be selling a butt load of properties every year to typically get these higher splits. Those are the agents you can really do some good with. The top agents in my area spend anywhere from $25k to 60k a year in combined marketing. you can pretty much figure they will spend 8% to 12% of gross earnings on marketing. It falls off to almost nothing for the average Realtor.

        None the less, The OP does have an open window here to do some selling. The Mobile site is a good idea, but offer a total package. Offer the mobile site, the QR code, and especially the social marketing stuff (Realtor's don't know social marketing, they think they do, but it's easy to demonstrate how much more effective you can be for them). Of course there is more, but I would start with that. I do start with that. I have many Realtor's as clients. First off, if you want to break into the Realtor space, use this lady to introduce you around. maybe schedule a group "dog & pony show" at the brokers office. I do all of these. Realtor's with money are the ones to key in on if you really want to get a big number and some type of continuity. IMO

    • Have them put on a Webinar on a specific topic.

      OR, you put on a Webinar and have them drive traffic to it!

      You/they help drive traffic, and you split the profits 50/50.
