Have a local lead gen site and don't have time for it...now what? (suggestions plz!)

I have a niche specific local lead gen website that I was planning on selling leads to local clients. The website ranks on the first page (some keywords it's #1) in Google Places for about 15 different keywords.

It's constantly producing about 5-10 new leads each month...I just don't have time to deal with selling the leads. Nor have I found the time to set up a customer portal or any other tool that could help me sell these leads.

So now I'm sitting on this site and I don't know...should I just sell it?

I know business owners in the niche and internet marketers would love to have a first page ranking listing that produces leads, has a confirmed business listing and has a Google Voice # attached to it that can be forwarded to any number.

But honestly...I've got so many different projects going on...I need an honest opinion on the easiest method to make a little bit of profit off of this site and put it in the hands of someone who can really make some money with it.

Please give me a suggestion or 2!

    I think you'd be best using the leads to make money even if you want to sell the site as you'll get more for a site on page 1 and making money. I can help you if you want. I'll pm you.

    Problem with managing the leads and trying to stay in contact with business owners to sell the leads....

    I manage 3 LARGE accounts, I'm right in the middle of a product launch/creation and have about new 8 micro niche sites that I'm working on (adsense) in whatever spare time I have.

    If there was a simple way to set up 1 or 2 businesses with the leads...I'd be fine with that.

    But if not, I'd be happy just selling it off...it's just the hassle of finding the time to sit down and talk to business owners about the "benefits of internet marketing". lol

    I've done it a million times, just moving on to bigger things.

    But yea, def. shoot me a pm with whatever insight you can give me and hopefully I can figure out what to do with this thing and the best route to do it!

    If I had nothing else to do...I'd be perfectly fine with this "problem". lol

    I'm just getting annoyed seeing these leads pop up in my inbox...and no body is making any money from them...

    Something like this would be great for some new offline looking to get his/her feet wet and get them interacting with local business owners (with a no brainier product/service).

    I mean I've sent out a few e-mails here and there to business owners...I think they are just falling short in the sales department since I'm too per-occupied with other things...

      Since this is an example of a functioning lead gen site then someone new like me would pay money to be able to use it as a template. Perhaps you could do a WSO to that effect?

        If someone could help me turn this into a template...I would turn this into a WSO in a heart beat!

        It's a well optimized website that I wanted to turn into a template a long time ago...never got around to finding someone to help me out. :/

        Any takers on a JV?

          Also, I built it in wordpress (headway) from scratch. It's great for a local business landing page as well as lead gen.

          It would be awesome if someone wanted to go in 50/50 on a project like this.

    Could hire an outsourcer to contact potential businesses who may want to either buy leads or buy the site outright.

      Have you heard of factoring? You may want to be the factoring company. You give the website to an individaul and this individual in turn pays you a spiff for each lead and sale. May or may not be right for the particular niche you are touting but then again, it may.
