How to structure a local seo site

Hi guys. I've decided to focus entirely upon local seo and the "rent-a-site" model. However I've got a few questions, and I would be very thankful if anyone could help me!

I'm trying to find a balance between making a local seo site that I can rent out to a business, but at the same time having the site featuring a couple of SEO articles. I image placing the business on the front page and just have a single page called "articles" where I'll put up the SEO related articles.
What do you guys think about this and how do you normally go about it?

Can you recommend Thesis or any other theme? I really like Thesis because it's so customizable and clean looking and the SEO options are great.
However I've also looked at the "Empire" theme from Woothemes (link)

Basically I don't think it would mean a lot SEO-wise which theme you chose? It's more the structure of the site I'm worried about.

    I'm not entirely sure what you mean by SEO articles? Do you mean semantic content you plan to use as a platform for traffic, build links to and create internal links from?

    I rent sites out to local businesses and in total own around 30. Just have the home page acting as a funnel for leads and create relevant services.

    If they are a dentist have content USERS would expect to see, braces like Invisalign, Inman aligner, stb social etc and they would be listed under "braces" in the menu.

    The page link for Invisalign for example would read:

    site.com/Invisalign-city and NOT site.com/braces/Invisalign-city

    I think what you might be asking is essentially what people use on a blog. If you want to create content without clogging up the lead generating part of the site and just want to increase some authority and internal links - just use a blog. I use it on my sites and rank for pretty much all the terms I go after.

    Theme choice is down to preference and most of the premium ones are coded well enough to not have major aspects on seo. Just make sure you optimise images in tags and in size for speed, don't use flash, lower the amount of JS you use etc Even those basic points are enough to get started.

    Thank you Steve. What I mean by SEO articles is, I find the relevant keywords that I would like to rank in the local searches. Lets say it's "dentist + city name" and "best dentist + city name", I then write two articles, each targeting a keyword. Those articles needs to be published on the "rent-site" in order to get the SEO value. However I'm not sure it's a good idea, if those articles are a part of the site, once you start renting it out to a business.

    They might not be interested in being related to those articles, so basically what I'm asking is, how to balance between creating content so that you can be found in the search engines, while promoting a business too.

    From my own lead generation sites for rent experience,
    I can tell you that when you create your content make sure
    it's at least 500 words, and of course it has to be unique,
    don't use PLR.

    Also make sure that you have a home page that has a call to action
    and also put the call to action on the sidebar. Make it very easy for the
    visitor to call or email.

    You can use the blog part to post your content and link to other post and
    the home page.

      No, it's the same installation of WP but you will use the blog function of WP.
      you can even call the blog section something like "Tips" or "Articles"

    i think you are getting too much into the detail of the theme. its not about the theme.

    here is a case study for you where i went after the "water damage" market in sydney australia. the search volume is not that important as long as you know by some basic logic of business, that there is market searching for that keyword AND the value of the product or service is high, to have a high profit margin. the search results for this are low, but the value of a job is high. i have dominated google with about 20 keywords, and on some of the main keywords, have 4-3 results per listings.

    i track the calls thru a trackable 1300 number. the site was leased for $3k/month, and monthly rental for $750/month by simply emailing the top 20 people on google in that niche. one replied and was sold to 30 min later.

    as far as the website concerned, one page of content for every keyword, then with some back links to each page all it took to hold this position and dominate this market. you can check the site to see how its structured: waterdamagesydney.com.au . its not about the theme!

    so get your traffic first, then the number of calls, then you can come up with a fair price. then lower that price to make it a good deal, so the person has to take the site off you over the competitors.

    How do you get multiple listings in Google? Say you are targeting dentist+city name.
    Would you simply create backlinks with anchor text "dentist+city name" to your main domain and to domain.com/dentist+cityname?

    Because having multiple listings on one keyword really seems good!

    Can you please explain a bit more about the "Once Off Holding Payment: $3000"? What is this exactly?

        Hi 9999,

        What you would do is make sure where you are posting accepts HTML then add

        <a href="http://www.thisismywebsite.com/">this is my website</a>

        This would then show up as this is my website. And this would be the link back to your site.


        For more SEO value make sure your anchor text is your keyword.
