Rent a Site Model Pricing?

I've got a couple dentist sites that I would like to rent out and was wondering what sort of pricing I should be shooting for on a monthly basis? These sites are getting anywhere from 70-100 unique visitors a month. The population of the cities are 100K. So far their are ranking #1 for their main keywords and secondary keywords are in the top 5 as well and climbing. The two sites are ranking above the GPlaces listings. Google Keyword Tool shows roughly 500-600 exact searches combined for the top 4 keywords.

Can anyone give me some sort of idea of how to figure what sort of pricing to offer to potential dentists? I don't want to leave money on the table, but I don't want to price it too high that I don't get any takers. Anyone have rented a dentist site recently and can chime in on what sort of price range to be shooting for?

Any sort of method to figure out the monthly rate with either Adwords CPC data and search volume?

    Rent it for 200-300$ per month but with a yearly agreement.
    Bring everything such as what you just explained in your agreement in order to protect any cancellation & etc...

    Mention that you are renting this website with this price with this much searches per month.

    A dentist has not very much knowledge about internetmarketing and visitor-amounts. If the site looks good, they will probably hire it.

    Don't supply them with the amount of unique visitor's and such, supply them with information about the awesome features the site has.

    Have you thought about converting them into lead gen sites instead and just selling leads? Might be able to make more money that way.

      What would be the best way to convert the site to a lead generation site? Do we just offet have a contact or optin form to collect name, number or email by offering a free ebook otr some free report on how to find the best dentist?

      Or setup the site to emulate a real dentist site and have a appointment request form there to capture leads?

      What sort of call to action would be good to get people to fill on form or call the dentist if I aetup a forwarding number on the site that goes to a particular dentist for testing purposes?

      Any suggeations?
