Web Rental-Doesn't Rank as Well Locally

Ok, found a small problem working on my first significant web rental property.

When I check from my default search location, or use any of my rank tracker's which use a national (USA) designation I show up in the top 5. When I adjust to the local market I am targeting, SERPS plummet to #23.

Any advice here guys?

    Have you optimized pages for local keywords?

    If you optimize for "dental implants" and achieve high rankings nationally, that doesn't necessarily give you top positions for "Seattle dental implants". It may help, but it's not guaranteed at all.

    If you rank nationally, start adding pages that are optimized for local markets and point some backlinks to those "local" pages, ie. seattle dental implants pointing to the page that is optimized for Seattle market.
